AED 2,022,936 for a 558 square foot studio looks expensive until you see what it is engineered to do.
The UAE Golden Visa threshold is AED 2 million. This studio clears it by AED 22,936. It is, as far as we are aware, close to the smallest and cheapest unit in Dubai that qualifies a buyer for the ten year renewable residence visa.
For a buyer whose primary objective is residency rather than floor area, that is a genuinely efficient purchase. You are putting the minimum qualifying capital into a completed, prime district asset rather than into a larger unit in a weaker location.
Be clear eyed about the other side. At roughly AED 3,625 per square foot you are paying a premium for the smallest qualifying footprint. If you want space, the same money buys far more elsewhere. If you want the visa, this is the efficient route.

Handover was 16 December 2024, so the building has been finished and occupied for over a year and a half.
That removes every off plan risk. You inspect the actual apartment, see the real canal or skyline outlook from that specific floor, check the finish, read the real service charge on a running building, and speak to residents about how it is managed. Rent can start when you take the keys.

Golden Visa, in practical terms
The UAE grants a ten year renewable residence visa on a property purchase of AED 2 million or more. It can extend to spouse, children and household staff under the current rules.

Dubai purchase costs
The Dubai Land Department charges 4 percent of the purchase price, plus registration and trustee fees. On AED 2,022,936 the DLD fee is roughly AED 80,917. There is no annual property tax.

Before you judge a launch price, look at what the community around it registered. Over the last twelve months Business Bay recorded 19,309 registered rental contracts and 2,646 ready sales, all filed with the Dubai Land Department. These are signed contracts, not asking prices.
Rent registered at AED 119 per sqft against a ready sale price of AED 1,986 per sqft. That is a gross yield of 6.0% on ready stock in this community.
We use ready sale prices rather than blended prices deliberately. You cannot rent a home that has not been handed over, so an off plan launch price in a yield calculation produces a number that cannot happen.
Registered rents in Business Bay moved +2.3 against the twelve months before.
