6. Identity documents and anti money laundering
Real estate brokers in the United Arab Emirates are designated non financial businesses and professions. We are required by UAE anti money laundering legislation, including Federal Decree-Law No. 20 of 2018 and Cabinet Decision No. 10 of 2019, to identify and verify our clients, understand the source of funds in a transaction, and keep records.
This is why we ask for identification and financial documents on any live transaction. We cannot proceed with a transaction without them. Where the law requires it we may be obliged to report a matter to the UAE Financial Intelligence Unit, and we may be prohibited from telling you that we have done so.
7. Who we share your information with

- Banks and mortgage brokers, where you have asked us to arrange or support financing
- Property portals and advertising platforms, when you respond to a listing through them
- Technology providers who host our website, run our CRM, send our email and provide analytics, all bound by confidentiality obligations
- Professional advisers, auditors and regulators, where we are required to disclose
We do not sell your personal data. We do not pass your contact details to unrelated third parties for their own marketing.
8. International transfers
We operate between the United Arab Emirates and the United States, and some of our service providers are located outside the UAE. Where your data is transferred outside the UAE we take steps to ensure an adequate level of protection, either because the receiving country is recognised as providing adequate protection, or through contractual safeguards with the recipient, or where the transfer is necessary to perform a contract with you.
9. How long we keep it
- Enquiries that do not proceed: up to 24 months from your last contact with us
- Completed transactions: at least 5 years from completion, as required by UAE anti money laundering record keeping rules
- Tenancy and management records: for the duration of the instruction and 5 years afterwards

10. Your rights
Under UAE Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data you have the right to:
- Ask what personal data we hold about you and receive a copy
- Ask us to correct data that is inaccurate or incomplete
- Ask us to delete data where we no longer have a reason to keep it
- Ask us to restrict or stop processing in certain circumstances
- Object to processing carried out on the basis of our legitimate interests
- Receive your data in a structured, machine readable format and have it transferred to another controller
- Withdraw consent at any time, without affecting anything done before you withdrew it
- Ask us not to make decisions about you by automated means alone
Some of these rights are limited where we are legally required to keep records, for example transaction files retained under anti money laundering rules.
11. How to exercise your rights
Email info@crescorealestate.ae with the subject line Data Request and tell us which right you want to use. We may ask you to confirm your identity before we act, so that we do not disclose your data to someone else.
We aim to respond within 30 days. If a request is complex we will tell you and explain why it is taking longer.
You can unsubscribe from marketing at any time using the link in any email, or by replying STOP to a WhatsApp or SMS message, or by emailing us.
12. Cookies
Cookies are small text files placed on your device when you visit a website. We use them in four ways.
- Strictly necessary. These make the site work. They remember your session, keep forms secure and balance server load. The site cannot function without them.
- Preference. These remember choices you have made, such as your language or the currency you view prices in.
- Analytics. These tell us how many people visit, which pages they read, which area guides are most useful and where visitors leave. We use this in aggregate to improve the site.
- Advertising. These allow us and our advertising partners to show you relevant property advertising on other platforms and to measure whether it worked.
Some cookies are set by us and some by third parties whose tools we use, including analytics and advertising providers. Third party cookies are governed by those providers own policies.
13. Managing cookies
You can control cookies through your browser settings. Every major browser lets you see what is stored, delete cookies and block them, either entirely or by site. Blocking strictly necessary cookies will stop parts of this website working.
You can also opt out of analytics and advertising tracking through the settings offered by the relevant provider, and through your device level advertising controls.
14. Marketing and messaging
If you enquire with us we may contact you about that enquiry and about similar properties. If you ask to join our investor list we will send market updates, new launch alerts and research.
Where we contact you by WhatsApp we use it as a messaging channel only. Your number is stored in our CRM under the same terms as any other contact detail. You can ask us to stop at any time and we will.
15. Security
We use access controls, encryption in transit, restricted permissions in our CRM and confidentiality obligations on our staff and suppliers. Identification documents are stored in restricted folders accessible only to staff who need them for a live transaction.
No system is completely secure. If a breach occurs that is likely to affect your rights we will notify you and the relevant authority as required by law.
16. Children
This website is not directed at children and we do not knowingly collect data from anyone under 18. If you believe a child has provided us with personal data, contact us and we will delete it.
17. Other websites
Our site links to developer websites, government portals and property platforms. We are not responsible for their content or their privacy practices. Read their policies before providing information to them.
18. Changes to this policy
We may update this policy. The date at the top always shows the current version. Where a change materially affects your rights we will make it prominent on this page and, if you are on our list, tell you by email.
