Jumeirah Islands is 46 islands and 851 homes built by Nakheel between 2007 and 2012, inland from Dubai Marina next to JLT. It is finished, it is fully occupied, and it is one of the strongest performing villa markets in Dubai right now. Values are up 19.4% over twelve months to AED 4,576 per square foot. It also has the lowest yield of any community in this series, at 3.89%, and that is the whole story.

The community
Construction began in March 2007 and completed in January 2012, with the townhouses following in 2017. It is 46 islands holding 851 units: 736 villas of four and five bedrooms at 5,101 to 7,200 sq ft, 31 Mansions villas, and 84 four bedroom townhouses at 3,630 sq ft. Villas sit in clusters of 16.
Architectural themes define the clusters: European, Mediterranean, Oasis, Tropical, Contemporary and Islamic, plus Jumeirah Islands Mansions.
Adjacent but not part of the villa community: Jumeirah Heights, Eltiera Views and Eltiera Heights, which are apartments. This matters, and we explain why below.

Yield, and why it is low
Projected gross yield is around 3.89%, the lowest of any community in this series. Average asking rents run around AED 843,000 for a four bedroom and AED 2.5 million for a six bedroom, with a community average around AED 1.46 million.
That is not a weakness, it is a category. Jumeirah Islands is a capital growth and end user asset, not an income asset. Values grew 19.4% in a year. If you want 7% gross, buy in Town Square. If you want a completed prime villa with a proven growth record and you can live without the yield, this is the market.

- Schools: Dubai British School, Emirates International School and Regent International School are all 15 minutes or more away. Eleven schools sit within 5 km with an average annual fee of around AED 60,273, predominantly UK curriculum

The caveats
- Do not trust published transaction counts for this community. Portals report 808 to 1,124 sales in twelve months. Against 851 total villa and townhouse units that is not credible as villa liquidity, and Land Department records show the recent transactions are largely apartments in Eltiera and Jumeirah Heights being counted inside the community boundary. Real villa liquidity here is genuinely unmeasured.
- +19.4% in a year is steep. That is late cycle pricing. Buy it because you want to live there or because you have a long view, not because the last twelve months will repeat.
- Service charges are not published for Jumeirah Islands in any 2026 index we could reach. On a 5,000 to 7,000 sq ft villa that is a material unknown. Get the figure from the owners association.
- Resident satisfaction is 3.4 out of 5 across eight portal reviews, with connectivity and quiet both rated 3.3. A small sample, but worth knowing at this price point.
