Latest reading (ValuStrat VPI, 13 July 2026): the monthly change in Dubai capital values moderated to just 1% in June, and ready-home transactions surged 46.8% month-on-month, the strongest single month in three years, with the market now led by end-users. Two structural signals worth knowing before the list: Dubai’s two highest-volume apartment developers both launched their first-ever villa communities in this window (Tilal Binghatti and Greenz by Danube), a clear read on end-user family demand. And Dubai Islands drew more launches than any other destination, with five entries on this list alone.
