Most Dubai property calculators online quote a single headline percentage and stop there. Real transactions do not work that way: the deposit you need depends on your residency status and whether the property is above or below AED 5 million; the yield you actually earn depends on a service charge that varies threefold between buildings; and whether buying beats renting depends almost entirely on how long you stay.
