Nad Al Sheba Gardens is Meraas’s townhouse and villa community in Nad Al Sheba 1, between the Dubai Al Ain Road and Al Khail Road. Twelve phases, with Phase 11 launched in December 2025 described as the final cluster and completion anticipated in early 2027. It is central, it is well specified, and it has the thinnest published data of any community we have covered. We are going to be straight with you about that.
That is an unusual number of gaps for a community of this profile, and it is largely because it is off plan dominated with almost no resale track record. Everything below should be treated as provisional and verified with Meraas before you commit.
What is known
The project traces to December 2013 in Land Department records with phased sales launches since. Twelve phases, with Phase 11 launched in December 2025 described as the final cluster. Completion is anticipated in early 2027, with one phase handing over in Q3 2026.

A later Meraas phase adds 201 villas and townhouses: three bedroom townhouses, four and five bedroom villas, and six and seven bedroom premium villas over three floors. Configurations across the community run three to seven bedrooms.

Those two three bedroom sales on the same day differ by 2.7 times per square foot. That is not a market spread, it is built up area against plot area. Always ask which denominator you are being quoted.
An average off plan figure of AED 12.61 million circulates for Nad Al Sheba 1. That is area wide, not Gardens specific, and it covers all of Nad Al Sheba. Do not accept it as a Gardens price.

Dubai Hills Golf Club is around 15 minutes, the Meydan Hotel around 10 minutes and Nad Al Sheba Mall around 12 minutes. Drive times to Downtown, Dubai Marina and the airport are not published, and given the position between two major motorways we would rather you measured them than trusted an estimate.
Payment plans
Two structures have been reported for different phases: 60% during construction with 40% on handover, and 50% on handover with 50% across seven instalments. These are phase specific. Verify the plan for the exact release you are buying.
