Arabian Ranches 3 was unveiled by Emaar on 25 February 2019 and is now 17 clusters, twelve of them delivered and four still building to Q3 2027. Three bedrooms launched at AED 1.2 million and now transact around AED 3.4 million. Gross yield is around 4.96%. There are also 731 listings against 438 annual sales, which is roughly twenty months of resale inventory. Both facts belong in the same conversation.
The community
Emaar unveiled AR3 on 25 February 2019 with groundbreaking on 21 May 2019, at Wadi Al Safa 5 between Emirates Road and Sheikh Mohammed Bin Zayed Al Nahyan Street.
Delivered: Sun, Joy, Ruba, Bliss, Bliss 2, Caya, Caya 2, Elie Saab, Elie Saab 2, June, June 2, Spring and the AR3 Souk. Bliss 2 and the Elie Saab phases handed over in Q4 2025.
Still building: Anya, Anya 2, May and Raya. Anya and Anya 2 are indicated for Q4 2026 and overall project completion for Q3 2027.
Townhouses run three to four bedrooms at roughly 1,900 to 3,000 sq ft; villas three to five bedrooms up to around 5,000 sq ft. Recorded three bedrooms come in as small as 1,373 sq ft.
Emaar has not published a total master plan area or a total unit count for AR3. What it does publish is the central park at over 30,000 square metres, around 7.5 acres, plus a 4 km boulevard loop.
Prices, and the growth story
The Sun cluster launched at AED 1.2 million for a three bedroom and AED 1.58 million for a four bedroom. Today:

The caveats
- Roughly twenty months of resale inventory. 731 listings against 438 annual sales. That is a buyer’s market for resale.
- Transactions down 30.6% year on year while asking rents fell around 8% in six months.
- Live construction through 2027. Anya, Anya 2, May and Raya mean noise, dust and truck traffic.
- Each handover is a rental supply wave. Yield is likely to compress before it improves.
- Some three bedrooms are only about 1,373 sq ft. A high price per square foot on a small home. Compare absolute prices, not just per foot.
- Service charge is not published and freehold status, while standard for this Emaar product, was not directly confirmed by a primary source we would cite.
