Arabian Ranches 2 is Emaar’s 2013 follow up to the original Ranches, at Wadi Al Safa 7 in Dubailand: 1.5 million square metres and around 1,902 homes across eleven clusters. Gross yield is around 4.88%. The number you need to know before you buy or sell here is this: transactions fell 46.5% year on year, the sharpest volume decline of any community we cover.

The community
Launched in 2013 at Wadi Al Safa 7, Dubailand. Around 1,902 units across 1.5 million square metres, three to six bedrooms.
Eleven clusters: Azalea, Camelia 1, Camelia 2, Casa, Lila, Palma, Rasha, Reem Community, Rosa, Samara and Yasmin. Reem and Camelia are the townhouse clusters; the rest are villas. Palma villas are 3,168 and 3,488 sq ft, with recorded built up areas across the community up to around 7,152 sq ft.
Prices
Recorded Land Department transactions at AR2 span AED 895 to 2,044 per square foot on a built up basis as at August 2026.

Look at those two columns together. A four bedroom averaging AED 7.27 million and one actually selling at AED 4.41 million eight days ago are both real. The spread inside AR2 is very wide and it is driven by cluster, plot, what the villa backs on to and how much has been spent on it. Never quote a single AR2 four bedroom price. Median asking is around AED 7.5 million across 143 listings.

Gross yield around 4.88%. A separate undated source gives materially lower rents for Samara, Lila and Reem, and we would not publish those as current.
Worth knowing: the Arabian Ranches rent index shows three bedrooms down 4.33% and four bedrooms down 6.61% over the twelve months to July 2026. That is AR1 weighted but directionally relevant here.

Getting around: Dubai Mall 26 minutes, Palm Jumeirah 23 minutes, Burj Al Arab 22 minutes, Dubai International 31 minutes. No metro. RTA bus F32 runs to Mall of the Emirates metro in around 30 minutes. Drive time to Dubai Marina is not published and we are not going to estimate it.
Service charge around AED 2.44 per square foot, attributed to Land Department data. That is the lowest of any community in this series.
The caveats
- Transactions down 46.5% year on year. The weakest liquidity signal of any community we cover. If you are selling, price to the market rather than to the published average.
- The internal spread is enormous. See the price table.
- No metro and no near term metro. Fully car dependent.
- Rents are softening across Arabian Ranches generally.
- The stock is eight to twelve years old. The first refurbishment cycle is arriving.
