Jumeirah Park is 380 hectares of Nakheel family villas behind JLT, completed in 2015 and fully built out. Nine districts, more than 3,000 villas, and one of the best connected villa communities in Dubai with Dubai Marina 11 minutes away. Values are up 4.96% to AED 2,214 per square foot. Rents are falling. That divergence is the honest story here and most guides will not tell you.

The community
Launched in September 2006 and completed in 2015, Jumeirah Park covers 380 hectares behind JLT, bordering Jumeirah Islands and The Meadows. Sources put the villa count between 2,000 and over 3,000, so we will say more than 3,000 and flag the disagreement.
Nine districts. Districts 1 and 2 are five bedroom, 3 and 4 are four bedroom, and 5 to 9 are predominantly three bedroom. Also here: Jumeirah Park Homes in District 6, Royal Park Villas in District 7 (four bedroom townhouses), Pavilion Jumeirah Park, Sunrise Living and Waterview Villas.
Villa styles: Regional, Legacy, Heritage and Legacy Nova. Three bedroom 3,612 to 4,035 sq ft, four bedroom 4,851 to 5,071 sq ft, five bedroom 5,449 to 5,479 sq ft.
Note there is no conventional three bedroom townhouse product here. The three bedroom stock is villas at 3,600 sq ft and up. Royal Park Villas in District 7 are the four bedroom townhouses.

These are plot area figures. The index above is built up area. The same house is AED 1,383 per plot square foot and roughly AED 2,180 per built up square foot. That is not a contradiction, it is two different denominators, and it is how most misleading price claims are made.

- Dubai British School is inside the community, with Emirates International School and The Arbor School nearby, plus Redwood Montessori, Baby Home and Dewdrops nurseries
Getting around
- Dubai Marina 11 minutes, JLT 5 minutes, Ibn Battuta 9 minutes, Palm Jumeirah 15 minutes
- DMCC Metro around 10 minutes. No station inside the community
- Downtown around 25 minutes, Dubai International around 28 minutes
On connectivity this is the best positioned villa community in this series alongside Jumeirah Islands.
The caveats
- Rents are falling at the core bedroom counts. See above. This is the single most important thing to know before buying here as an investor.
- Three bedroom values are down 3.18% while four and five bedrooms are up. The market is splitting by size.
- Transaction volume is not published. No credible twelve month sales count exists for Jumeirah Park. We can pull it from the Land Department directly.
- Service charges are not published in any 2026 index we could reach.
