Victory Heights Area Guide 2026

Victory Heights is the villa enclave inside Dubai Sports City, built around the Ernie Els designed championship golf course, with roughly 1,000 to 1,070 villas and townhouses in Spanish, Andalusian and Mediterranean styles. Gross yield is around 4.28%. Two things you should know: it carries the highest service charge in this series at AED 4.54 per square foot, and it is the community where the published data quality is weakest.

The community

Victory Heights sits inside Dubai Sports City, which describes it as its signature development, intermingled with The Els Club fairways. That much is confirmed by Dubai Sports City directly.

On who developed it, we are going to be honest that we do not know. One source names Dubai Sports City as master developer with Victory Heights Real Estate Development as the developing entity. Another describes it as a joint venture between the Dubai Sports City master developer and Arcapita, the Bahrain based investment firm. Dubai Sports City’s own site does not name a master developer explicitly. We could not confirm the ownership structure from a primary source and we are not going to state one as fact.

Around 650 properties handed over in 2010 with the remainder of Phase 1 completed in January 2014. Project value is reported at around AED 3.4 billion. It is complete, and it is freehold.

Core sub communities: Calida, Carmen, Esmeralda, Estella, Marbella, Novelia, Olivia and Sevilla. Sources also name Fortuna, Intima Villas, Morella and Bloomingdale Townhouses. The lists disagree, so treat the core eight as reliable and the rest as possible.

Sizes: four bed from 2,500 sq ft, five bed from 5,000 sq ft, six bed 6,000 to 12,000 sq ft. Land Department records show plots of 2,250 to 14,225 sq ft and built up areas of 3,352 to 7,687 sq ft. That is the cleanest published split between the two measures of any community in this series.

Recorded transactions run AED 1,437 to 2,645 per square foot on a built up basis. The community index sits at AED 1,542 per square foot for 2026.

Why we are not publishing an average. The reported average sale price of AED 10.4 million across 41 transactions is skewed by six bedroom sales and is not a typical price. Worse, two editions of the same research report a month apart disagree with each other: one gives a 2024 base of AED 1,421 per square foot and the other AED 1,096, a 30% difference for the same community and the same year. Their four bedroom rent figures differ by 89%. With only around nine sales a month, every average built on this sample is unstable. Individual dated comparables are the honest answer.

Rents and yield

Four bedroom rents are quoted at AED 180,500, AED 285,859 and AED 341,500 by three different sources. We would work on a range of roughly AED 285,000 to 340,000 and name all three. Five bedrooms ask around AED 572,057 and six bedrooms around AED 900,000, across 48 listings.

Gross yield around 4.28% for Victory Heights specifically. Dubai Sports City villas more broadly are put at 3.91%. Make sure you know which one you are being quoted.

The service charge matters here. At AED 4.54 per square foot, on a 4,000 sq ft villa that is around AED 18,000 a year, which meaningfully dents a 4.28% gross yield. It is roughly 1.9 times what Arabian Ranches 2 charges.

Getting around: Dubai Mall around 23 minutes, Dubai International around 29 minutes, Al Maktoum International around 31 minutes. Mall of the Emirates metro around 14 minutes. Drive time to Dubai Marina is not published.

The caveats

  1. Highest service charge in this series. AED 4.54 per square foot.
  2. Thin liquidity. 41 sales a year across around 1,000 homes, roughly nine a month.
  3. Data quality is the weakest here. See the price callout. Be conservative with any figure you are quoted.
  4. Ownership structure unconfirmed.
  5. The stock is twelve to sixteen years old. Refurbishment cycle is live.
  6. Victory Heights is not Dubai Sports City. It is the premium enclave inside a district whose apartment stock and public realm have a mixed reputation. The yield gap tells the story: 4.28% here against 3.91% for Dubai Sports City villas generally.
  7. Golf course dependency. Much of the premium rests on The Els Club remaining operational and well maintained.
