Aldar released The Orchids at Yas Acres in Q2 2026, with townhouses going on sale on 24 June 2026. It is 217 homes, two and three bedroom townhouses and three, four and five bedroom villas, in an established community on Yas Island. Aldar describes it as the final family home release at Yas Acres. Golf on the doorstep, Ferrari World and Warner Bros. World nearby, and Disneyland Abu Dhabi coming.

Why the word final matters

Yas Acres is not a new community. It has been delivering for years and it is largely built out and occupied. Aldar positioning The Orchids as the last family home release means two things for a buyer.

First, you are buying into a working community rather than a construction site with a rendering. The golf club exists, the roads exist, the neighbours exist. That removes most of the risk that sits on a brand new masterplan.

Second, once these 217 are gone, new supply at Yas Acres stops. On a mature, amenity complete island community with a fixed final unit count, that supports resale in a way that an open ended masterplan does not.

The Yas Island context

Yas Acres sits inside one of the most complete leisure destinations in the region. Ferrari World, Warner Bros. World, SeaWorld Abu Dhabi and Yas Waterworld are already operating. Disneyland Abu Dhabi is coming to Yas Island, which is the single largest future demand driver on the island.

Be clear about what that means for a resident. Yas Island is a tourism destination first. That brings amenities, restaurants and infrastructure most communities never get. It also brings traffic and visitor volume at peak times. It suits families who want that energy and it does not suit people who want quiet.

How we would approach it

1. Townhouses went first, villas follow. If you want a villa, get on the list now rather than waiting for the public release.
2. Ask for the price list in writing. Aldar has not published one and neither have we, so the only real number is the one on Aldar's own document.
3. Golf frontage and course proximity are not the same thing. At Yas Acres the plot position matters at resale. Walk the plots, do not choose from a masterplan.
4. Compare against the resale stock at Yas Acres. With a mature community, a completed home you can see and inspect is sometimes the better buy than an off plan unit two years out.
