Dubai Rentals: What Tenants Actually Pay

Registered rent data for 71 Dubai communities. Pick an area below and see the rents tenants signed for, by bedroom count, with the trend and the gross yield. No listings here and no asking price noise. Just the register.

Source: Dubai Land Department registered rental contracts via Bayut TruView, rolling 12 months to September 2026. Data verified 27 September 2026. Figures are averages of signed contracts, not asking rents. Yields are gross, before service charges and vacancy.

Registered rent against asking rent

Rental portals show asking rents. An asking rent is what a landlord hopes to get. A registered contract is what a tenant agreed to and Ejari recorded. The two numbers are rarely the same and the gap can be wide in a market that moves as fast as Dubai. Every figure in the tool above comes from the register. When you negotiate a renewal or a new lease, negotiate from the registered number, not the listing.

Dubai rental reports

The rental market gets a fraction of the analysis the sales market gets. We publish a rental report every quarter with the same discipline as our sales market reports: registered data first, named sources, and both sides of every argument.

Frequently asked questions

What is the average rent in Jumeirah Village Circle?

On registered contracts over the 12 months to September 2026, a studio in JVC averaged AED 49,550 a year, a one bedroom AED 70,459, a two bedroom AED 101,041 and a three bedroom AED 138,833. Pick JVC in the tool above for the trend and yield detail.

Are these asking rents?

No. Every figure on this page comes from rental contracts registered with the Dubai Land Department, via Bayut TruView. Asking rents on portals usually sit above these numbers.

Are Dubai rents rising or falling right now?

It depends on the community and the window you look at. Many areas still show positive 12 month change while their 3 month change has turned negative. That turn is visible in the tool above, community by community, in the direction row.

How current is this data and how often is it updated?

The dataset covers the rolling 12 months to September 2026 and was verified on 27 September 2026. We refresh it quarterly alongside the Dubai rental market report.
