Emaar’s AED 200 Billion Dubai Megaproject: What Is Confirmed

On 11 June 2026 Emaar announced what it called its most ambitious masterplan ever: a project in southeast Dubai, behind Dubai Hills Estate near Global Village, designed for around 150,000 residents across more than 4.5 million square metres of gross floor area. It includes a dedicated luxury villa and mansion enclave. It has no confirmed name and nothing is on sale. This page tracks it properly and gets updated when that changes.

The name first, because everyone is getting this wrong. Emaar has not named this project. Reporting suggests it will be called Dubai Estate, and earlier working titles included Emaar Hills and Emaar Estate. That name comes from one outlet’s reporting, not from Emaar. The masterplan has reportedly been redesigned three times since September 2025. If an agent is selling you units in “Dubai Estate” today, ask them for the Emaar document, because Emaar has not published one.

Why it matters even though you cannot buy it

Two reasons.

Scale sets the market. 150,000 residents is larger than most emirates’ entire population additions in a decade. A masterplan that size behind Dubai Hills reshapes what southeast Dubai is worth, which affects communities that already exist there long before Emaar sells a single unit.

A dedicated villa and mansion enclave from Emaar is a specific signal. Emaar’s villa product at Dubai Hills, Arabian Ranches and The Oasis has consistently held value. Another enclave at that scale tells you where Emaar thinks the demand is.

What we would do now

  1. Register interest, expect nothing yet. There is no price list and no launch date. Anyone taking a deposit on this project today is taking it against a project that does not commercially exist.
  2. Watch the Gold Line. Metro connectivity is proposed rather than committed. On a 20 minute city concept the transit commitment is the thing that makes or breaks the value case.
  3. Look at what it does to the neighbours. If you already own in Dubai Hills, Arabian Ranches or the Dubailand belt, this announcement is relevant to you now.
  4. Do not use the name. Until Emaar confirms it, “Dubai Estate” is a report, not a fact.
