DAMAC Hills 2, formerly Akoya, is one of the largest and cheapest villa and townhouse communities in Dubai. 55 million square feet off Al Qudra Road, with a wave pool, a kart track and an equestrian park. Average transaction sits around AED 1.69 million. It also carries the most standing inventory of any community in this guide series, and we are going to show you that number.
The community
DAMAC acquired the site from Tatweer and launched in 2014 as Akoya Oxygen. It was renamed DAMAC Hills 2 in June 2021. The masterplan runs to 55 million square feet off Al Qudra Road in the Dubailand belt.
It is not finished. The northern communities are complete and occupied. Southern clusters and several leisure amenities are still under construction, with handovers running from Q2 2025 in Camelia through to Q3 2027 in Violet 4.
Sizes: villas three to six bed, 1,700 to 3,542 sq ft built up on plots of 1,884 to 2,943 sq ft. Townhouses two to four bed, 1,208 to 2,232 sq ft. Apartments studio to four bed, 421 to 1,237 sq ft.
Clusters include Violet, Camelia, Natura, Verona, Amazonia, Zinnia, Coursetia, Aquilegia, Avencia, Victoria, Basswood, Pacifica, Evergreens, Park Greens, ELO, The Farmhouses and Just Cavalli. Sources disagree on the total count, so we are not giving you one.

The two numbers you need to see
Two. The volume collapse. One portal reports transactions down 70.1% year on year. We could not corroborate that from a second source and we are not going to state it as fact, but it is a large enough claim that you should ask your agent to verify it against Land Department data before you commit. We are flagging it rather than hiding it.
The honest caveats
- No metro, one bus route. The DA2 serves the community. This is a car dependent location and the commute is its structural weakness.
- Still building until at least Q3 2027. Construction traffic and noise in the southern clusters.
- Service charge around AED 5 per square foot, from a single source and not verified against the Land Department’s Mollak system. Get the actual figure for your cluster.
- Downtown 25 to 30 minutes. Drive times to Dubai Marina and the airport are not published in any source we would stand behind, so we are not going to estimate them.
