Living in DAMAC Hills

DAMAC Hills is golf-community living at a mid-market price: an 18-hole Trump-branded course at its centre, parks, community retail and schools, across a large spread of villa clusters and apartment towers. It is calm, green and family-oriented. The trade-offs are distance and scale, it sits well outside the city centre, is entirely car-dependent, and the community is large enough that amenities and travel times vary by cluster.

Getting around

  • By car: Umm Suqeim Road and Al Qudra Road give access, roughly 25 to 30 minutes to Downtown.
  • Metro: none; a car is essential in this community.

Schools & families

DAMAC Hills is built for families, with schools and nurseries in and around the community (including Jebel Ali School nearby), parks, sports facilities and safe streets. Combined with the golf course and community retail, it is a self-contained family environment at a lower price than the prime golf communities.

It is a value golf-community play: cheaper than Dubai Hills or Emirates Hills, with a broad ladder from entry studios to large villas. As always in a big master-community, the specific cluster and building drive the return.

DAMAC Hills recorded 136 sales in August 2026, worth AED 195.7 million. The median was AED 1,211,160 for 63.3 square metres, which is AED 1,774 per square foot.

DAMAC District is 66.2 per cent of the entire community by sales volume, 90 of the 136. It is also the most expensive per square foot at AED 1,805. When someone quotes you a DAMAC Hills price, check which cluster they mean, because Golf Promenade traded at AED 1,207 in the same month. That is a third less for a slightly larger unit.

Off plan cost 43.1 per cent more per square foot than ready stock in DAMAC Hills in August 2026. That is nearly double the 22.8 per cent premium we measured across Dubai as a whole. If you want DAMAC Hills and you do not need a new build, the resale market was the cheaper way in by a wide margin that month.

The rate falls as the unit gets bigger, all the way from AED 1,817 per square foot on a studio to AED 1,140 on a three bedroom. The three bedroom line is only four sales so treat it as a signal rather than a fact, but the direction is consistent across the whole table. Space is cheaper in bulk here.
