Al Barari is 15.3 million square feet, 60% green space and 500 plant species, opposite Global Village off Sheikh Mohammed Bin Zayed Road. Around 663 homes in total, on plots from 9,000 to over 31,000 square feet. It is the greenest and one of the least liquid residential addresses in Dubai. Both of those are the point.
The community
Developed by the Zaal family through Al Barari Developers and Abwab Real Estate, launched in April 2007 with original completion targeted for February 2012. Land Department project value is around AED 3.81 billion across roughly 663 residential units.
Status: primarily complete. Altissima and Fountain Drive are still in development and The Cape is in design.
Sub communities: The Nest, The Reserve, The Residences, The Neighbourhood, Ashjar, Seventh Heaven, plus the newer Altissima, Chorisia, Fountain Drive, Ixora Homes, Les 8, Lunaria and Scaramanga.

A projected gross yield of 6.37% circulates for Al Barari. We would not lead with it. It is anomalously high for an ultra prime community, it sits above DAMAC Hills 2, and it comes from a single asking based source.

The caveats
- Service charges are not published anywhere for Al Barari. Neither of the two main 2026 service charge indices carries a figure. On plots of 9,000 to 31,000 square feet with extensive landscaping this is a material undisclosed cost and we will not estimate it. Get it in writing.
- Very thin float. Around 663 units total. Wide bid ask spreads and noisy pricing are structural, not temporary.
- Transaction period is unclear. The 274 sales figure that circulates has no stated period on the source page. Displayed records run 24 June to 23 July 2026.
- Ultra prime means slow. If you might need to exit inside twelve months, this is the wrong community.
