Yas Acres Area Guide 2026

Yas Acres is Aldar's villa and townhouse community on the northern shores of Yas Island, launched in April 2016 as a AED 6 billion, 1,315 villa project across 811,108 square metres. It has its own nine hole golf and country club, two schools, and a ten year track record of delivery. Townhouses currently list from around AED 4.2 million and villas from around AED 4.5 million.
The community
Aldar launched Yas Acres in April 2016 at AED 6 billion: 1,315 villas across 811,108 square metres, planned for around 15,000 residents, originally targeted for completion by the end of 2019. Phase 1 sold out at 267 units and AED 1 billion in September 2018. Aldar reported 95% occupancy in the then existing community as at August 2021.
Phases: Redwoods, Aspens and The Cedars are complete and occupied. The Magnolias (312 units, launched August 2021) and The Dahlias (120 units, launched November 2021) handed over from Q3 2024. The Orchids (217 homes) is the current release, with townhouses on sale from 24 June 2026 and villas to follow. There are also North Bay land plots and Lea.

Illustrative townhouse pricing on a built up basis: a Cedars three bedroom at AED 4,400,000 over 2,331 sq ft is about AED 1,888 per square foot. A Dahlias two to three bedroom at AED 4,400,000 to 4,599,000 over 2,421 sq ft is about AED 1,817 to 1,900.

Yas Acres asking rents run materially above the Yas Island average, which is what you would expect from a golf community. Yas Island villa rents rose 4.17% in the first half of 2026. No Yas Acres specific yield is published. The Yas Island villa figure is 5.00%.

- Yas Acres Golf and Country Club, opened 25 November 2021. Nine holes, par 36, Fry and Straka design across 130 acres, with a floodlit range, four padel courts, a gym, pools, a golf academy and Roots Bar and Kitchen, operated by Troon
- Schools: Noya British School and Yas American Academy
- Community club with gym and multipurpose hall, adult and children's pools, sports courts, a canal promenade, parks and mosques
- On the island: Ferrari World, Warner Bros. World, SeaWorld Abu Dhabi, Yas Mall, Yas Marina, with Disney Abu Dhabi and Sphere Abu Dhabi announced
The caveats
- The community is still being added to. The Orchids villas are yet to release. Expect further construction.
- Drive times are not published from any source we would stand behind for Yas Acres specifically, so we are not going to estimate them.
- Service charge around AED 5 per square foot, from a single brokerage index rather than the developer or owners association. Verify.
- Transaction volume is not published. Abu Dhabi's regulator does not release community level counts.
- Yas Island is a tourism destination first. That brings amenity and it brings visitor traffic. Two more anchors are coming.

Does Yas Acres have a golf course?
Yes. Yas Acres Golf and Country Club opened in November 2021 with nine holes, par 36, across 130 acres, operated by Troon. It was originally scheduled for 2019. A second nine was planned and we found no confirmation it has been built.
What schools are at Yas Acres?
Noya British School and Yas American Academy.
Can a foreigner buy at Yas Acres?
Yes. Yas Island is a designated investment zone in Abu Dhabi and Aldar has confirmed releases at Yas Acres as available for purchase by all nationalities.
How many homes are at Yas Acres?
Aldar has not published a current total. The 2016 masterplan was 1,315 villas, and Magnolias, Dahlias, Orchids, North Bay and Lea have been added since without a revised figure being published.
