Palm Jebel Ali Waterfront Villas: The 44 Home Frond F Release

Nakheel released 44 beachfront villas on Frond F of Palm Jebel Ali on 20 August 2026. They come in two collections across ten architectural designs, and handover is phased from late 2026 through 2027.

This is one of the last direct beachfront releases on the fronds. Here is what is actually in it, and what to check before you commit.

Forty four villas is the number that matters

Palm Jebel Ali spans roughly 120 kilometres of coastline across 7 islands and 16 fronds. This release is 44 homes.

Nakheel describes it as one of the final opportunities for beachfront villa ownership on the fronds. Treat developer scarcity language with care as a rule, but in this case the geometry supports it. A frond has a finite beach edge and once the plots on it are sold, no more can be created.

That is the difference between manufactured scarcity and structural scarcity. Frond beachfront on a palm is structural.

Ten designs across 44 homes

This is unusual and worth understanding. Most villa releases repeat two or three layouts. Nakheel has commissioned ten designs from four separate architecture studios for 44 homes.

The practical effect is that the frond will not read as a row of identical roofs, and when you come to resell you are not competing against forty three copies of your own house. In a market where villa resale is usually priced off the nearest identical unit, that changes the comparison set materially.

Ask which of the ten designs a specific plot carries and how many others share it. That number is the one that protects your price.

Handover from late 2026 is close

Phased handover starting late 2026 means the first villas are months away rather than years.

For a buyer that cuts both ways. Construction risk is low and you can see what you are buying. Against that, the payment runway is short, so the cash requirement is compressed rather than spread across a long off plan period.

Nakheel has not published a payment plan with the release. We obtain the current schedule in writing before any reservation.

Nakheel has not published prices, and we will not invent them

No prices were disclosed in the release. You will find figures circulating on portals within days of any Nakheel launch and they are frequently wrong or out of date.

On enquiry we obtain the current price list directly from Nakheel in writing. Alongside it we give you registered Dubai Land Department transactions for Palm Jebel Ali and, more usefully, for Palm Jumeirah beachfront villas, which is the only genuine comparison set that exists.

The Palm Jumeirah comparison is the one to run

Palm Jebel Ali is roughly twice the size of Palm Jumeirah. It is also roughly two decades behind it.

Palm Jumeirah beachfront villas are the closest thing to a proven case for what a mature palm frond villa is worth. When we price a Palm Jebel Ali villa for a client, we set it against registered Palm Jumeirah frond transactions and against the delivery timeline, because the gap between the two is where the investment case sits.

Be clear about what you are underwriting. You are buying into a destination that is being built around you. Khalid Al Malik, Chief Executive of Dubai Holding Real Estate, described Palm Jebel Ali as “taking shape as Dubai’s next iconic waterfront destination”. Taking shape is the accurate phrase. The infrastructure, the retail and the hospitality that make Palm Jumeirah what it is today took years to arrive there and will take years here.

Who this suits

End users who want beachfront and can wait for the island to mature. The villa arrives in 2026 or 2027. The destination arrives later.

Buyers who want structural scarcity. Frond beachfront cannot be manufactured. When the plots are gone, they are gone.

Large family buyers. The Coral Collection at 11,500 to 12,500 square feet with six and seven bedrooms is genuinely rare stock at any Dubai address.

It suits you less if you need rental income from day one. A beachfront villa on a partially built island is not a yield play and we will not pretend it is.

Dubai purchase costs

The Dubai Land Department charges 4 percent of the purchase price, plus registration and trustee fees. There is no annual property tax. A purchase at this level qualifies comfortably for the ten year renewable Golden Visa.

Palm Jebel Ali is a designated freehold area, so all nationalities can own outright.
