How to Check What a Dubai Property Sold For: Same Building, 27.5% Apart

Share the Post:

In September 2026, 150 Dubai buildings each recorded 10 or more sales of the same kind of flat. Same building. Same bedroom count. Same off plan or ready status. Same month. Inside those groups the dearest buyer paid a median 27.5 per cent more per square foot than the cheapest.

That is the gap you negotiate inside, whether you are buying or selling. This guide shows where to find what a Dubai property really sold for, how to compare it fairly, and what the register will not tell you.

  • 3,710 sales across 150 like for like groups in September 2026
  • 27.5 per cent median gap between the cheapest and dearest sale per square foot
  • 52.0 per cent of groups had a gap of 25 per cent or more, and 19.3 per cent had 50 per cent or more
  • 15.0 per cent is the typical spread across the middle 80 per cent of sales, in the 48 groups with 20 or more sales
  • 311 buyers, 8.4 per cent, paid more than 10 per cent above the median for their building and flat type

The same building does not mean the same price

These are the eight biggest like for like groups in the September register. Every row is one building, one flat type and one status. The figures are registered price per square foot.

Raw District 2 by Imtiaz shows why one sale is not a price. Its lowest studio sale works out at AED 790 per square foot. Its median is AED 1,825. The middle 80 per cent of its 118 sales sat between AED 1,546 and AED 1,905.

The register does not say why a sale lands far from the rest. It can be an area recorded wrongly, a deal between related parties or an early launch price. Either way it is not a price you should expect to get. Judge a deal against the middle of the range, not against the one outlier someone quotes you.

Ready flats vary more

Only 11 ready flat groups reached 10 sales in the month, because off plan dominates Dubai volume. The sample is small. Their median gap was 32.6 per cent, against 25.8 per cent across 139 off plan groups. That fits what you would expect. A ready flat carries its condition, its furnishing and its tenant with it.

How many buyers paid well over the going rate

Across the 3,710 grouped sales, 311 buyers paid more than 10 per cent above the median for their building and flat type. That is 8.4 per cent. 126 paid more than 20 per cent above, which is 3.4 per cent.

It cuts both ways. 319 sales, 8.6 per cent, went through more than 10 per cent below the median. The register cannot say which buyers had a reason. A high floor or a better view can justify a premium. What the register can show is the range a fair price sits in.

Where to find what a Dubai property actually sold for

Listing portals show asking prices. The figure that matters is the price registered with the Dubai Land Department. The DLD publishes it on its open data page.

  • The DLD Real Estate Data page. On the DLD open data page, choose Transactions, set a date range and filter by area, usage and property type. You can then download the result as a CSV file. Each row shows the amount, the size in square metres, the room count, parking, the nearest metro, mall and landmark, and the master project and project. A captcha guards each search.
  • The same page, other tabs. It also carries Rents, Valuations, Projects, Land, Building and Unit data. The Rents tab covers registered rents.
  • Earlier years. The DLD page points to data.dubai, run by Digital Dubai, for previous years.
  • The building and the developer. Price is only half the check. Our developer check guide covers the project status and escrow checks, and five things to check before you buy covers the contract.

This is the same register behind every figure on this page. For area level averages see our Dubai property price index. For the citywide picture see Dubai prices per square foot.

How to compare like with like

  1. Same building, not the same area. An area median mixes towers that sell at very different rates.
  2. Same bedroom count. In September, studios sold at a higher median rate per square foot than one bed flats in 48 of the 53 buildings with at least five sales of each.
  3. Off plan with off plan, ready with ready. They are different products with different risks.
  4. Price per square foot from the registered size. The register gives size in square metres. Multiply by 10.7639 to get square feet, then divide the price by it.
  5. A recent window. One month is enough in a busy building. Use three in a quiet one.
  6. The median and the middle 80 per cent. Ignore the single cheapest and dearest sale.
  7. A sanity check on size. If a rate looks absurd, check the size column first. A wrong size gives a wrong rate.

What the register cannot tell you

The register records the deal, not the reasons for it. It does not show the floor, the view, the orientation, the condition or the furnishing. It does not show the payment plan or whether buyer and seller were related. It does not show the unit number.

Off plan adds one more trap. A developer can change its price list while a launch is selling, so an early and a late buyer in the same month can pay different rates for the same layout. Ask which release a quoted price comes from.

If you are selling

Price against the middle of your building’s range, not the best sale you heard about. If you want to sit above the median, write down why. A higher floor, a better view or a tenant paying a strong rent are reasons a buyer can check. Then work out what you actually keep. Our guide to selling costs in Dubai goes through every fee.

Method and limits

Source. The Dubai Land Department transaction register extracted on 12 October 2026. September 2026 is the newest complete month in it. The site’s August pages use the earlier 2 September extract.

Basis. Sales only, residential usage, property type Unit, priced at or above AED 500 per square foot. That is the standard basis used across this site. In September it gives 9,608 sales after 13 rows below AED 500 per square foot were removed from 9,621.

Narrower filter on this page. This page compares homes, so it keeps only the Flat subtype. That removes 804 rows the DLD tags residential Unit that are not homes: 420 offices, 201 hotel apartments, 117 shops and 66 hotel rooms. 8,804 flats remain. 488 of them carry no project name and cannot be grouped by building.

Groups. A group is one project, one room count and one off plan or ready status with at least 10 sales in the month. There are 150 of them covering 3,710 sales. The gap is the highest rate divided by the lowest, minus one. The middle 80 per cent uses the 10th and 90th percentiles with linear interpolation, in the 48 groups with at least 20 sales. Square feet are square metres times 10.7639.

Limits. One month only. The register has no floor, view or condition data, so part of every gap is a real difference between units. The lowest and highest sale in a group can be recording errors, which is why the middle 80 per cent is shown beside them. Because of the Flat filter these figures are not directly comparable with pages on the full site standard. This page is information, not financial advice.

Questions people ask

Where can I see what a Dubai property sold for?

On the Dubai Land Department open data page. Choose Transactions, set the dates and filters, and download the results as a CSV file. Each row shows the registered amount, size, room count and project.

How much do prices vary inside the same Dubai building?

In September 2026 the dearest sale in a building was a median 27.5 per cent above the cheapest, for the same flat type and status. Across the middle 80 per cent of sales the typical spread was 15.0 per cent.

Are listing prices the same as sold prices?

No. A listing shows what a seller is asking. The DLD register records the price the sale was registered at.

How do I know if I am overpaying?

Compare the price per square foot against the median for the same building, flat type and status over recent months. In September 2026, 8.4 per cent of buyers in our groups paid more than 10 per cent above that median.
