Abu Dhabi’s waterfront villa market is dominated by two developers with very different models. Aldar builds at scale across multiple islands. Eagle Hills builds fewer, larger, more exclusive homes on private islands.
If you are choosing between them, the difference is not really about the villas. It is about liquidity, and that is what this comparison is actually about.

Aldar: waterfront at scale
Aldar’s waterfront villa product sits mainly on three islands.
Saadiyat Island. Saadiyat Lagoons, the Ethir villas within it, and The Dunes at Saadiyat Reserve. Saadiyat is Abu Dhabi’s cultural district, home to Louvre Abu Dhabi with Zayed National Museum and Guggenheim Abu Dhabi on the same axis. It is the emirate’s most expensive residential address and it is deliberately low density.
Yas Island. The Dahlias at Yas Acres, Noya, Noya Luma, Sama Yas, Yas Park Gate and The Sustainable City. Yas is the leisure island, and it now carries the Disneyland Abu Dhabi announcement on top of Ferrari World, Yas Waterworld, Warner Bros World and the Etihad Arena.
Fahid Island. Fahid Beach Residences and Fahid Beach Terraces. The newest of the three and the one with the least delivered stock around it.
The argument for Aldar is straightforward. When you sell, there are comparable transactions. Price discovery is easy, buyers can benchmark you, and mortgage valuers have data. In a market where villa resale is priced off the nearest comparable, that is worth real money at exit.
The argument against is the same fact viewed differently. You are one of many similar homes, so you have limited pricing power.
Eagle Hills: waterfront by scarcity
Ramhan Island is the flagship. A private island development of waterfront villas with a marina, off the Abu Dhabi coast. Eagle Hills has released it in phases and it is the emirate’s clearest example of buying scarcity rather than scale.
Bvlgari Resort and Mansions Abu Dhabi sits on a private island and is the top of the Eagle Hills range, a branded residence product rather than a community.
Eagle Hills also builds waterfront elsewhere in the UAE. Address Residences Fujairah includes five beach villas and five garden villas. Maryam Island in Sharjah is a waterfront development but it is apartments, hotels and retail, not villas, and that is worth knowing because listings routinely get it wrong.
The argument for Eagle Hills is that a private island villa has no comparable unit to be priced down against. The argument against is the mirror image. It also has no comparable unit to establish what it is worth. Thin markets cut both ways, and they cut hardest when you need to sell quickly.
The question that actually decides this
Not which developer builds better. Both build well. The question is how quickly you might need your money back.
If there is any chance you need to exit inside five years, go with the deeper market. Aldar’s Saadiyat and Yas communities have enough transaction volume that a sale at a fair price is achievable in a normal timeframe. That liquidity is worth more than a slightly better view.
If this is a long hold or a legacy asset, scarcity is the better bet. A private island villa on Ramhan cannot be replicated, and over a long horizon that is exactly the characteristic that outperforms. But you must be able to wait for the right buyer.
Anyone who tells you one of these is simply better than the other has not asked you the only question that matters.

Neither developer publishes a consistent price list across these projects, and prices on portals are frequently stale.
On enquiry we obtain the current price list and payment plan in writing from the developer, and we put it next to registered transaction data. For Aldar communities that data is genuinely useful because comparable sales exist. For Ramhan Island and Bvlgari it is thinner, and we will say so rather than present a weak comparison as a strong one.
Abu Dhabi buying costs, which favour the emirate
Registration in Abu Dhabi is 2 percent of the purchase price. In Dubai it is 4 percent. There is no annual property tax in either.
On a AED 10 million waterfront villa that is AED 200,000 in Abu Dhabi against AED 400,000 in Dubai. A two hundred thousand dirham difference on a single transaction is not a rounding error, and it is consistently left out of emirate comparisons.
All the locations above sit in designated investment zones, so all nationalities can own freehold, and every purchase at this level clears the AED 2 million Golden Visa threshold.
