The payment plan
Imtiaz described this as a flexible 50/50 or 60/40 plan. No dated milestone schedule was published, and the building is now complete, so this is a resale market.
Remember the Dubai Land Department transfer fee of 4 per cent is payable on top of the purchase price, along with a AED 250 title deed fee and roughly AED 4,000 plus VAT to the registration trustee on any sale above AED 500,000. Those are the DLD’s published figures and they apply to every property purchase in Dubai.

Rooftop infinity pool, clubhouse, gym, kids playground and kids zone, barbecue area, an outdoor yoga retreat and a meet and greet lobby. Direct beach and park access. Delivered fully furnished.

Dubai Islands is Nakheel’s five island scheme off Deira, carrying more than 20 km of beach including a Blue Flag certified stretch. Imtiaz is the most active residential developer on it and states the island portfolio is worth more than AED 6 billion.
Our read on Beach Walk Residence by Imtiaz
This is the only Imtiaz building on Dubai Islands where you can walk the actual apartment before you buy. On an island where almost everything else is a render and a handover date, that is worth a premium and usually gets one. It is also the smallest of the Beach Walk buildings, so stock turns over slowly. If you want Dubai Islands without construction risk, this is the shortest list you will find.
Residency
The ten year UAE Golden Visa threshold is AED 2 million of property and it did not change in 2026. Separately, in April 2026 the minimum property value for the two year investor visa was removed for sole owners, and the joint ownership floor came down to AED 400,000 per investor. Whether a specific unit here clears the Golden Visa threshold depends on the unit, so ask us to check it against the price you are actually being quoted.

Yes. Imtiaz records the construction tracker at 100 per cent with a Q4 2025 handover, and its own press release describes this as the first residential handover on Dubai Islands by any developer. Units are bought on the resale market rather than from the developer.

Eighty residences. Imtiaz publishes unit by unit sizes ranging from a 628.72 sq ft studio to a 1,860.01 sq ft two bedroom, which is unusually detailed for a Dubai developer and lets you compare like for like before viewing.
