Sea Cliff, which Imtiaz also calls Sea Cliff Residence in its press material, is a AED 600 million project and the newest thing the developer has broken ground on at Dubai Islands. The groundbreaking was 30 June 2026, and at the time of writing construction stood at 7 per cent.

The payment plan
A 50/50 plan is referenced in the developer’s page metadata. No milestone schedule has been published.
Remember the Dubai Land Department transfer fee of 4 per cent is payable on top of the purchase price, along with a AED 250 title deed fee and roughly AED 4,000 plus VAT to the registration trustee on any sale above AED 500,000. Those are the DLD’s published figures and they apply to every property purchase in Dubai.
What is actually there
Sun lounges, reading corners, bean bag seating, a jogging track, kids pool, outdoor gym, main pool, jacuzzi, yoga zone, a pavilion clubhouse, games area, barbecue, fire pit seating, outdoor cinema, a wet deck and a cascading waterfall. Interiors curated with Hermes, Villeroy and Boch, and Miele.
Dubai Islands in short
Dubai Islands is Nakheel’s five island scheme off Deira, carrying more than 20 km of beach including a Blue Flag certified stretch. Imtiaz is the most active residential developer on it and states the island portfolio is worth more than AED 6 billion.
Our read on Sea Cliff by Imtiaz
Two things separate Sea Cliff from the rest of the Imtiaz island portfolio. The first is the interior specification, Hermes alongside Villeroy and Boch and Miele, which is a step above the Miele and Gessi package used across the Sunset Bay line. The second is the four bedroom duplexes with private pools, which is a product Imtiaz has not built on the island before. At 7 per cent complete against a Q1 2028 handover, this is the longest hold in the Dubai Islands range. Price and payment terms are not published, which at this stage usually means there is room to negotiate.
Residency
The ten year UAE Golden Visa threshold is AED 2 million of property and it did not change in 2026. Separately, in April 2026 the minimum property value for the two year investor visa was removed for sole owners, and the joint ownership floor came down to AED 400,000 per investor. Whether a specific unit here clears the Golden Visa threshold depends on the unit, so ask us to check it against the price you are actually being quoted.

How much is the Sea Cliff project worth?
Imtiaz puts the project value at AED 600 million in its own press release announcing the groundbreaking, which took place on 30 June 2026. Individual unit prices are not published.
What is the Sea Cliff interior specification?
Imtiaz names Hermes, Villeroy and Boch, and Miele in the curated interiors. That is a higher specification than the Miele and Gessi package the developer uses across the Sunset Bay buildings.
Do Sea Cliff units have private pools?
The four bedroom duplexes do, according to the developer. The wider amenity deck includes a main pool, kids pool, jacuzzi, wet deck and a cascading waterfall.
