Six in Ten Dubai Homes Sold Last Month Are Not Near a Metro Station

58.7 per cent of the homes sold in Dubai last month have no metro station recorded against them at all. 5,603 of 9,553 registered sales. And those homes cost more per square foot than the ones that do sit near a station, not less.

That is the opposite of how property near transport is supposed to work, and it is worth understanding before you pay a premium for a metro address.

Homes with no metro recorded trade at AED 1,714 per square foot. Homes near a named station trade at AED 1,640. The metro group is 4.3 per cent cheaper per square foot.

The explanation is in the last column. 91.9 per cent of the no metro sales are off plan, against 50.0 per cent of the metro ones. You are not comparing two locations. You are comparing a finished city against a construction site, and new stock always prices above resale.

Is the blank field real, or missing data

Fair question, and we checked it before writing any of this.

The blank is geographic, not sloppy. 77 areas never carry a station name and 83 always do. Only 29 areas are mixed, and most of those are lopsided. Jumeirah Village Circle has 746 sales naming a station and one that does not.

If the field were being filled in at random you would see the mix everywhere. You do not. So we read a blank as the Land Department saying there is no station near enough to name, and we say that rather than claiming to know the distance.

Creek Metro Station tops it at AED 2,511 per square foot, then Business Bay at AED 2,225 and Burj Khalifa Dubai Mall at AED 2,008. Those are Downtown and Creek Harbour addresses. The station is not what you are paying for.

At the bottom, Rashidiya at AED 1,043 and Harbour Tower at AED 1,078. Rashidiya is a terminus on the Red Line with a park and ride. It is one of the best connected addresses in the city and the cheapest per square foot on this table. The spread from AED 1,043 to AED 2,511 is 141 per cent, and almost none of it is explained by the metro.

Madinat Al Mataar alone is 1,723 sales. That is the Al Maktoum airport district in Dubai South. Add City of Arabia, Dubai Land Residence Complex and Majan and you have the shape of where Dubai is actually being built right now, which is outward and away from the existing network.

What to take from this

  • A metro address is not a price premium in Dubai. The register says the opposite, and what looks like a metro discount is really a resale versus off plan gap.
  • If you are buying off plan in an outer district, you are buying on a promise of future connection. 91.9 per cent of no metro sales were off plan. Check the published Metro and Blue Line plans against your specific plot before you price in a station that does not exist yet.
  • If you want connection today, the cheap end of the table is where it is. Rashidiya, Harbour Tower and Ibn Battuta are all under AED 1,300 per square foot and all on the network now.
  • Never compare a per square foot figure across the two groups without checking off plan share first. It is the single biggest distortion in Dubai price comparisons and almost nobody adjusts for it.

Method and limits

Source is the Dubai Land Department transaction register for August 2026. We filtered to Sales, Residential usage, Unit property type, with a bedroom count recorded, and screened out rows below AED 500 per square foot as non market. That gives 9,553 homes. The station is the register NEAREST_METRO_EN field as recorded. Areas are converted from square metres at 10.7639. Medians throughout.

Stated limits. The register names a nearest station but does not give a distance, so we cannot build a proper distance to price curve and we are not pretending to. A blank is our inference of no nearby station, supported by the area consistency test above, not a stated fact. One month of data, so this is a level and not a trend. Station groupings mix very different districts under one name, so treat each row as an area proxy rather than a walkability measure. Two rows on the table, Damac Properties and Harbour Tower, are recorded as station names in the register although they read as development names, and we have left them exactly as the register has them.
