The building rises from a sculpted landscape mound with planted terraces and a continuous vertical facade.

Why offices, and why now
This is BEYOND’s second commercial project in Dubai. Its first, 31 Above in Dubai Maritime City, has sold out. BEYOND’s release cites Dubai Land Department data of AED 20.16 billion in office sales across 3,695 transactions in the first nine months of 2026, with off plan at 80 percent of value.
