DAMAC Riverside is a DAMAC Properties master community in Dubai Investments Park, at the intersection of Yalayis Street and Emirates Road. It combines townhouses and villas with the DAMAC Riverside Views apartment clusters. Everything is off plan, with first handovers planned for 2028.

Living in DAMAC Riverside
DAMAC lists the community at 10 million sq ft, with 1,902 villas and townhouses plus 4,490 apartments. Townhouses have four or five bedrooms and are grouped in clusters of no more than four units.
DAMAC splits the amenities into a Water Vein, with a floating opera, a floating cinema, essential oil lakes and a Portofino restaurant, and a Green Vein, with hydroponic farms, a Zen spa and a clubhouse.
DAMAC Riverside Views
DAMAC launched Riverside Views on 29 January 2025 with one and two bedroom apartments in eight clusters: Teal, Azure, Marine, Indigo, Royal, Capri, Sun and Pacific. Khaleej Times reported launch prices from AED 888,000 for one bedroom and AED 1.42 million for two bedrooms, on a 70/30 plan, with handover in May 2028. The Capri One phase followed in August 2025.
Getting around
DAMAC places Riverside at the corner of Yalayis Street and Emirates Road, 3.4 km from Remraam and 5.8 km from DAMAC Hills in a straight line. Gulf Business puts Riverside Views about 15 minutes from Expo City and Al Maktoum International Airport. There is no metro station nearby.
The investor view
Dubai Land Department recorded 46 sales in DAMAC Riverside projects between 1 September and 11 October 2026, all off plan, with a median price of AED 2,005,282 and a median of AED 1,466 per sq ft. One bedroom apartments sold at a median of AED 1,373,000 and four bedroom homes at AED 2,654,000.
DAMAC lists handover for the five bedroom villa in Q2 2028 and for the Azure 2 apartment cluster in Q1 2029.
Prices in DAMAC Riverside

Most sales were apartments in Riverside Views (2,051). The townhouse clusters registered as Olive (166), Lush (39), Ivy (35) and Sage (30). The average price per sq ft barely moved, down 1%, so the lower average price mostly reflects the mix, with far more apartments sold. There are no rents yet because nothing has been handed over.
