Al Reef was the first residential community in Abu Dhabi completed and delivered to expatriates. It is finished, mature and fully occupied: 2,376 villas in four themed villages plus 1,818 apartments, on the northern edge of Zayed International Airport. Three bedroom villas run around AED 2.1 million on a gross yield of about 5.9%. It is the best evidenced community in this Abu Dhabi series and the cheapest way into freehold villa ownership in the emirate.
The community
Announced in October 2006 by Manazel Real Estate with Hydra Properties, built out across three phases from 2007. It covers over 1 million square metres at Shahama, just off the E11 Abu Dhabi to Dubai highway.
2,376 villas in four architectural villages and 1,818 apartments across 46 buildings, designed for around 16,000 residents, served by an 8,000 ton district cooling plant.
Villages: Arabian, Desert, Mediterranean and Contemporary, plus Al Reef Downtown for the apartments.

Two independent portals give the same three bedroom average of AED 2.1 million, which is why we are comfortable publishing it. Prices are up sharply: the same portal put three bedrooms at AED 1,776,000 and the community at AED 860 per square foot for full year 2025.
Villa sizes run roughly 1,240 to 1,850 sq ft for two bedrooms, 1,425 to 2,424 for three and 2,940 to 4,100 for five, on a built up basis. Plot sizes are not published.

Gross yield around 5.9%, and we can check that ourselves: AED 125,000 rent against AED 2,100,000 price is 5.95%. Two independent sources agree within about 7% on rents and the yield arithmetic holds. That is rare and it is why we would point a first time Abu Dhabi investor here before almost anywhere else.
Al Reef villa rents rose 3.76% in the first half of 2026.

The honest caveats
- Airport noise is real. Al Reef sits on the northern perimeter of Zayed International. The developer sound proofed every window in response. Go and stand in the garden of a villa you are considering, at the time of day you would actually be there, before you buy.
- The stock is fifteen years old. Budget for refurbishment. That is also why it is cheap.
- Amenity provision was a documented resident complaint in earlier years. Much has since been added, but ask current residents rather than agents.
- Service charge around AED 4 per square foot, from a single brokerage maintained index rather than the owners association. Get the current figure in writing.
- Transaction volume is not published. Abu Dhabi's regulator does not release community level counts. As a licensed brokerage we can request the record directly.

How much does a villa in Al Reef cost?
Two bedroom villas average around AED 1.65 million, three bedrooms around AED 2.1 million, four bedrooms AED 2.7 to 2.9 million and five bedrooms around AED 3.1 million, on August 2026 asking prices. The community averages around AED 1,070 per built up square foot.
What rental yield does Al Reef pay?
Around 5.9% gross, the highest published figure among the Abu Dhabi communities we cover. A three bedroom letting at AED 125,000 against a AED 2.1 million purchase gives 5.95%, which is consistent with the published figure.
Can a foreigner buy in Al Reef?
Yes. Al Reef is a designated investment zone and has been sold to expatriates since launch in 2006 on a 99 year renewable freehold basis. It was the first residential community in Abu Dhabi completed and delivered to expatriate buyers.
Is Al Reef noisy because of the airport?
