Why this is a genuinely unusual asset

Emirates Palace is not an ordinary address in Abu Dhabi. It is a state landmark. No part of that site has ever been available for private ownership. Thirty five mansions is the entire supply that will ever exist, on land that cannot be replicated and next to a hotel that cannot be rebuilt somewhere else.

Mandarin Oriental management matters for the same reason it matters anywhere in the branded residence market: it fixes a service standard contractually and it is the thing a future buyer pays a premium for.

What to establish before you engage

  1. The title structure. On a landmark site with a hotel operator attached, the ownership instrument is more complex than a standard freehold. Get it reviewed by your own lawyer, not the seller's.
  2. The management agreement and its cost. Branded residence service charges at this level are substantial and they run for decades. Ask for the schedule and the escalation terms in writing.
  3. Resale conditions. Some branded schemes restrict resale or give the operator rights. Establish that before you buy, not when you sell.
