Aldar announced Yas Point on 10 July 2026, a AED 6 billion waterfront destination on Yas Island covering 600,000 square metres. It will hold 1,600 branded residences, a five star resort hotel, an international school and retail, sitting alongside Sphere Abu Dhabi and the planned Disneyland Abu Dhabi. The first development under it is named The Canopies.

Why the adjacency is the story
Yas Island already carries Ferrari World, Warner Bros. World, SeaWorld and Yas Waterworld. Two more anchors are coming: Sphere Abu Dhabi and Disneyland Abu Dhabi. Yas Point is being built next to both.
For a short let or holiday let investor that is about as concentrated a demand driver as exists in the region. For an owner occupier it is the opposite consideration, because visitor volume on Yas Island is already high and both new anchors will raise it further. Decide which of those two buyers you are before you look at a floor plan.
What we would ask before committing
- Which brand. "Branded residences" without a named operator is a category, not a product. The operator determines the service charge, the rental programme and the resale premium. Ask.
- Whether short letting is permitted. On a project sold next to two theme parks, the holiday let rules are the whole investment case.
- Where The Canopies sits. 600,000 square metres is a large site and waterfront frontage will not be evenly distributed.
- Prices. None are published. Do not accept a third party number.
