Alef Group car free pedestrian district in Muwaileh, New Sharjah, just off the E311. Around a million square feet across 56 buildings in three zones, with shops at street level and apartments above. First handovers were in 2021 and delivery runs to 2028.

What Al Mamsha is
Al Mamsha means the walkway, and that is the whole design idea. Alef Group built a car free pedestrian spine with continuous retail at ground level and residential above, so daily needs are reachable on foot. Alef markets it as the first fully walkable community in Sharjah.
It runs to around one million square feet across 56 buildings in three zones. Zone 1 is Al Mamsha Souks. Zone 2 is Al Mamsha Seerah, with the Sawa and Suroor sub phases. Zone 3 is Al Mamsha Raseel, with Darb, Nama and Hamsa 1, 2 and 3. Raseel alone spans over 48,000 square metres with more than 65 percent open green space and 2,200 parking bays across two basement levels.
It sits in Muwaileh Commercial, next to University City of Sharjah, City Centre Al Zahia and Aljada, with Sheikh Mohammed Bin Zayed Road E311 alongside.
Delivery record, honestly
This matters more here than the amenities list, so we are putting it early.
Phase 1 of Souks handed over in June 2021, at 7 buildings, 693 residential units and 41 retail stores. Alef announced 70 percent handover of Al Mamsha in March 2023, and handed over 819 further units in April 2024. Arabian Business reported roughly 3,052 units delivered in Souks at around 80 percent.
Seerah is where the schedule tells a story. It launched in June 2021 at AED 1.6 billion with 1,699 apartments in 11 buildings and delivery stated as the fourth quarter of 2024. Alef current site shows Seerah as 10 buildings with handover in the fourth quarter of 2026. That is roughly two years of slippage on the developer own published numbers.
Raseel shows the same pattern. Alef site states the fourth quarter of 2027. The construction contract award reporting gave 2,210 units with a December 2028 handover. Hamsa 3, the final residential phase, launched in June 2025 with 131 apartments.
Getting around
- Sharjah International Airport 5 minutes per Alef, around 10 minutes per Bayut.
- University City 4 minutes in one Alef statement and 5 minutes in another, around 8 minutes per Bayut.
- Sharjah to Dubai border 10 minutes, an Alef claim.
- City Centre Sharjah around 14 minutes, Bayut estimate.
No government or independently measured drive times exist. Note that Alef own two published claims for University City disagree with each other. Every figure here is either developer marketing or a portal estimate.
Schools, healthcare and daily life
Inside Al Mamsha: Jumeirah International Nurseries, BinSina Pharmacy, a Modern Clinic and Earth Supermarket in Zone 1, plus pools, gyms, landscaped gardens, parks, play areas, shaded walkways and cycle infrastructure.
Retail has been filling in through 2026. April 2026 openings included the Sharjah Business Women Council headquarters, Eleven Green and Knot Bakehouse, with The Valley, TAP and Orange Wheels announced as coming.
Nearby but not part of the scheme: City Centre Al Zahia, Safari Mall, SABIS International School Aljada, Aster Clinic Muwaileh, Medcare Medical Centre Al Zahia, University Hospital Sharjah and Sharjah Research Technology and Innovation Park.
Ownership: read this section twice
Alef markets Al Mamsha as open to all nationalities with freehold ownership.
The legal basis is the Sharjah Executive Council decision of 1 November 2022, issued under Sharjah Law No. 2 of 2022, permitting all nationalities to own real estate of all kinds without limitation of time in real estate development areas and projects. That decision is real and it is published by the Sharjah Executive Council.
However. The UAE federal government portal still describes Sharjah as granting foreigners usufruct for up to 100 years rather than freehold. We could not find published wording of an actual Al Mamsha title deed anywhere. This is not a reason to avoid Sharjah, but it is a reason to confirm the exact tenure written on your title with the Sharjah Real Estate Registration Department before you pay anything. Do not accept a brochure as your evidence of tenure.
The investor view
Al Mamsha specific price, rent, yield and service charge data is not published by anybody. What follows is district level Muwaileh data from Bayut Sharjah Annual Market Report 2025, which is drawn from advertised listings rather than registered transactions. Use it as a rough frame, not as a valuation.

Alef publishes ask for price rather than a price list, so there is no developer figure to quote either.
What the developer does not tell you
Assume the published handover date is optimistic. Seerah moved from the fourth quarter of 2024 to the fourth quarter of 2026 on Alef own materials. Raseel is shown as the fourth quarter of 2027 by Alef and December 2028 in the contract award reporting.
Tenure is genuinely ambiguous in the public record. Alef says freehold, the federal portal says usufruct up to 100 years. Get the title wording confirmed by the Sharjah Real Estate Registration Department.
Supply is concentrated in one district, one developer and one product. Roughly 3,000 units already delivered in Souks plus around 3,800 more coming in Seerah and Raseel, all apartments, all from Alef, all handing into 2028, in a district where portal calculated return is around 4.98 percent. If you are buying to let, that is a real rent and resale overhang to price in.

How much does an apartment in Al Mamsha cost?
