The Burj Khalifa district registered 151 home sales in August 2026 at a median of AED 3,250,000. That is AED 2,705 per square foot, 58.4 per cent above the Dubai median.
The premium is the part everyone expects. This is the part nobody publishes: 82.8 per cent of those sales were ready homes. Across Dubai as a whole only 26.1 per cent were. Downtown is a resale market in a city that is overwhelmingly a launch market.

Two things are doing the work. Homes here are 70.3 per cent larger than the Dubai median, and each square foot costs 58.4 per cent more. Size and rate compound, which is why the median price is roughly three times the city median rather than one and a half times.
The ready market nobody mentions
Of the 151 screened sales, 125 were ready and 26 were off plan. Dubai as a whole ran 73.9 per cent off plan last month. Downtown inverts that almost exactly.
The reason is supply. The district is largely built. What trades is existing stock changing hands, not new launches, and that changes what a buyer is actually shopping for. You are competing for a finished apartment with a known service charge and a known view, not buying a floor plan.
It also changes the financing. A ready home carries the standard mortgage caps. Off plan is capped at 50 per cent for every buyer, so in a district that is 82.8 per cent ready, most buyers here are not hitting that constraint.

The spread between towers is wider than the district average
Forty projects registered at least one sale. Ten registered four or more, which is the smallest group where a median means anything. Ranked by price per square foot:

The tenth percentile of the district registered at AED 1,901 per square foot and the ninetieth at AED 4,118. A single district median hides a range of more than two to one, which is why the project table matters more than the headline.
The top and the bottom of the month
The largest sale registered at AED 30,000,000. It is a 4 bedroom of 3,568 square feet in Mercedes-Benz Places by Binghatti, at AED 8,408 per square foot. The smallest screened sale in the district registered at AED 900,000.
14 sales in the district crossed AED 10 million, which is 9.3 per cent of its volume. Across Dubai that band is 1.19 per cent of sales. Downtown carries roughly eight times the luxury concentration of the city.
Method and limits
- Source file is the Dubai Land Department transaction register for August 2026, downloaded on 2 September 2026. It holds 15,955 registrations. We checked on 24 September 2026 and the Land Department had not published a newer monthly file.
- The area label is the register field AREA_EN set to BURJ KHALIFA. It recorded 162 sales in total. 161 of those were units and one was a whole building, which we excluded because a building sale is not a home price. We then removed 10 unit rows priced below AED 500 per square foot as non market transfers. The largest removed row was AED 51,151, which is not a Downtown apartment price. That leaves the 151 sales used throughout.
- The label is the Land Department geographic area, not a marketing boundary. It is not the same thing as every address that calls itself Downtown Dubai, and it is not the tower alone. Treat it as the register treats it.
- All 151 sales in this set are freehold.
- Comparisons to Dubai use the site standard. Sales only, Residential usage, Unit property type, at or above AED 500 per square foot. That is 9,956 homes for August 2026.
- Square feet are converted from the register square metres at 10.7639.
- A month is a small window for one district. 151 sales is enough for a median but not for a trend. Project medians below about ten sales move easily on one unusual unit.
- Prices are what was registered. They exclude the 4 per cent transfer fee and the other purchase costs.
