The Emaar South case, honestly

Emaar South is a long term bet on Al Maktoum International Airport. If the airport scales as planned, Emaar South is a well built Emaar community sitting on top of an employment centre with an 18 hole golf course. The community itself is already partly delivered and occupied, which removes some of the risk.

The honest counterweight is distance and time. Downtown and the Marina are a long way. Q1 2030 is nearly four years out. And the value case leans heavily on the airport expansion delivering on schedule, which is a single dependency you should name out loud rather than assume.

If you want yield today, this is not it. If you want to own land next to the world’s largest planned airport before it is built, that is a different and legitimate argument.
