Greenz is Danube’s first ever townhouse and villa master community, launched in April 2026 at Al Rowaiyah First near Dubai International Academic City. Three and four bedroom townhouses and five bedroom villas from AED 3.5 million, on Danube’s 1% monthly plan, handover Q4 2029. It is one of very few Dubai launches this year where the price, the payment plan and the handover date are all published.

Why this launch is different for Danube
Danube built its name on affordable apartments with the 1% monthly plan. Greenz is the first time it has done a townhouse and villa master community. That is the news, and it is why the project got the coverage it did.
It also means the usual Danube proposition, low monthly outlay and long payment runway, is now available on a family home rather than a one bedroom. For a buyer who wants a villa but cannot fund a 50% during construction schedule, that is a genuinely different offer from the market.
The location
Al Rowaiyah First sits next to Dubai International Academic City, a district with a population of more than 100,000 built around universities and colleges, and near the planned District IO technology hub.
Be clear eyed about what that means. It is a strong rental catchment because of the academic population, and it is a long way from Downtown and the Marina. Buyers who want city centre access should look elsewhere. Buyers who want a five bedroom villa on a monthly plan in a growing district should look here.
How we would think about it
- The 1% monthly plan is the product. Work out the total cost including the plan, not just the headline price, and compare it against a conventional 60/40 elsewhere. Sometimes the monthly plan wins and sometimes it does not.
- Q4 2029 is a long runway. Three and a half years of construction risk and market risk. Price that in.
- Danube has no track record on villa communities. Its apartment delivery record is the thing to examine, because that is all there is to go on.
- Total units are not published. On a master community, supply inside your own development is the number that determines resale competition. Ask for it.
