Podium Villas at Palm Beach Towers: 16 Beachfront Homes

On 19 May 2026 Nakheel released 16 beachfront villas at Palm Beach Towers, at the gateway to Palm Jumeirah. Two, three and four bedrooms, sizes from around 2,500 to 4,500 square feet, handover in the first half of 2027. Sixteen homes. Villas on Palm Jumeirah almost never come to market at this stage of a project.

What was released

16 homes across Towers Two and Three, with residents’ beach access and infinity pools. Prices have not been published by Nakheel.

Note the size overlap. Some three bedrooms are smaller than some two bedrooms. On a release this small, the individual unit matters far more than the bedroom count. Do not shortlist by bedrooms.

Why 16 units is the point

Scarcity is the entire proposition here. Palm Jumeirah villa stock is finite and almost entirely on the fronds, where entry sits far higher. A podium villa at Palm Beach Towers is a different product: villa format, beach access, apartment building services, at the gateway rather than out on a frond.

With 16 homes and a first half of 2027 handover, this is a short runway by Dubai standards. Less construction risk than a 2030 handover, and far less time for the market to move against you.
