The cheapest tenth of the Dubai homes registered in August 2026 all sold at or below AED 586,000. That is 998 sales out of 9,956.
A cheap home is not the same thing as cheap space. At the area medians in the same register, AED 500,000 buys 728 square feet in International City Phase 1 and 296 square feet in City of Arabia. Same money. Two and a half times the floor.
That gap is the whole answer to this question, and almost nobody publishes it, because it only shows up if you price the floor rather than the flat.

The bottom tenth is overwhelmingly studios. 869 of the 998 homes in it are studios, against 36.2 per cent of the market as a whole. It carries AED 512,865,738 of value, which is 3.05 per cent of everything registered.
A cheap home is not cheap space
Rank the areas by what AED 500,000 buys at their median price per square foot and the order changes completely. These are the 47 areas with at least 50 screened sales last month.

The spread between the top and the bottom of that list is 5.16 times. The same half million dirhams is 728 square feet in one place and 141 in another.
Why the two cheapest routes look nothing alike
Take the two areas that sit at either end of the affordable market.

International City Phase 1 is older ready stock. Only 11.6 per cent of its sales last month were off plan. You buy a larger apartment at a low price per square foot.
City of Arabia is the opposite. 97.9 per cent off plan, a median of 369 square feet, and a price per square foot higher than most of the areas on the list above. The headline price is low because the unit is small, not because the floor is cheap.
Neither is wrong. They are different purchases. The register will not tell you which one suits you, but it will stop you confusing them.

How far down the market actually goes
- 307 homes registered below AED 500,000.
- 88 homes registered below AED 400,000.
- 9 homes registered below AED 300,000.
The cheapest home in the whole screened register sold for AED 243,500. It is a studio of 412 square feet in Jumeirah Village Circle, already built, at AED 592 per square foot. Nine homes in the month registered below AED 300,000. It is a thin edge of the market, not a tier you can shop in.
Method and limits
- Source file is the Dubai Land Department transaction register for August 2026, downloaded on 2 September 2026. It holds 15,955 registrations. We checked on 22 September 2026 and the Land Department had not published a newer monthly file.
- Basis is the site standard. Sales only, Residential usage, Unit property type. That is 10,123 sales. We removed 167 rows priced below AED 500 per square foot as non market transfers. The median removed row was AED 40,505. That leaves the 9,956 homes used throughout.
- The bottom tenth is defined by price, at the tenth percentile of those 9,956 homes. That cut falls at AED 586,000 and captures 998 sales. It is a price ranking, not a judgement about quality or location.
- Area tables are limited to areas with at least 50 screened sales in the month. That is 47 areas. Areas below that threshold are excluded because one unusual sale moves a small median too far.
- Square feet are converted from the register square metres at 10.7639.
- The AED 500,000 figure is a yardstick applied to each area median price per square foot. It is not a listing and not an offer. Nothing here says a unit of that size is available at that price today.
- This covers apartments and other registered units. Villas and townhouses register separately and are not in this set.
- Purchase costs are not included in any price here. The transfer fee and the other charges add to the price. We set those out in our article on the money you need to buy.
- Area labels are the register spellings. The Land Department uses inconsistent capitalisation and we have tidied it for reading only.

Are the cheapest Dubai homes all studios?
Nearly. 869 of the 998 homes in the bottom tenth are studios, which is 87.1 per cent. Across the whole screened register studios are 36.2 per cent of sales.
Is off plan the cheaper way in?
Not reliably. 64.2 per cent of the bottom tenth was off plan against 73.9 per cent of the market as a whole, so the cheapest homes are slightly less off plan than average. The low headline prices in new off plan areas usually come from small unit sizes rather than cheap floor space.
