Where Amali Island is and how you reach it
Amali Island is reached by private yacht, by the island speedboat, or by private helicopter to the floating helipad. There are 17 landside marinas within 15 minutes of the island. They include JBR, Dubai Marina, Madinat Jumeirah, Marasi Business Bay Marina, Dubai Canal and Al Khor.

Residents can also park on the mainland. Amali has dedicated parking areas in Downtown Dubai, Business Bay and Dubai Canal, with more planned. On the island itself the main transport is the golf cart. There is a dedicated pathway and residents can use bicycles.
The masterplan

The 24 villas run the length of the island. Each one faces the water. The clubhouse and the main marina sit at the western tip facing Palm Jumeirah and Atlantis The Royal. The sports facility sits at the eastern tip. The Burj Khalifa view is to the north and the Burj Al Arab view is to the south.

The 24 villas
Every villa at Amali Island is a beachfront home with up to 50 metres of private sand. Buyers choose the architecture first and the interior second.
- Architecture. Two styles. Grande is curved and layered with deep overhanging roofs. Minima is orthogonal with flat cantilevered slabs and timber screens.
- Interiors. Two palettes. Terra is modern, subtle and earthy. Ultra is opulent and classic.
A representative five bedroom villa has a plot of 32,630 square feet and a built up area of 13,316 square feet across three floors. Ground floor 3,380 square feet. First floor 4,963 square feet. Second floor 4,973 square feet. The villas are Vastu compliant.

Inside a typical villa the ground floor holds the entrance lobby, feature staircase, sunken lounge, lounge and kitchen, dining room, living room, breakfast island, private study and cigar bar, media room, powder room, family lift, back of house kitchen and staff accommodation. The first floor holds the family living room and four ensuite bedrooms with wardrobes. The second floor is the primary suite with a private master living room, two walk in closets, two bathrooms, a jacuzzi, an outdoor shower, an outdoor kitchenette and an outdoor lounge.

The outdoor programme is extensive. An entrance pavilion, water pavilion, private pool, vitality pool, saltwater pool, horizon edge lap pool, lazy river, water plaza, jacuzzi, private beach, spa, dining deck, BBQ pavilion, floating deck, sunken sun bed deck, beach bar, beach lounge with fireplace, wet bed, surf shack, yoga deck, pool and beach shower, lawn and a buggy and bike garage.

The members only clubhouse

The clubhouse is for residents and their guests only. It sits over the water at the marina end of the island.
Ground floor. Two saunas, two steam rooms, hot and cold plunge pools, treatment rooms, a gym with cardio, yoga and weights zones, a shop and a swim up bar.
First floor. A private member bar and cigar lounge, a teppanyaki bar, a private dining room and restaurant, and a pool bar.



The clubhouse hosts themed nights and celebrity chefs. There is a well stocked gourmet general store on the island for residents. There is also a medical centre in the clubhouse stocked with essential supplies.
Berthing, the marina and the helipad

Berthing varies by villa. Three villas have private berths directly in front of the property. The others have dedicated yacht parking at the clubhouse. Most berths take vessels up to 65 feet LOA. The island has capacity to berth boats up to 120 feet with an offshore provision for larger vessels.
The helipad is a floating structure connected directly to the island. It is for residents only and is positioned so it is convenient from every villa. Buyers of a villa are invited to own a Riva Rivarama 44.
Watersports and leisure
The island has a multipurpose sports facility for football, tennis, basketball and other sports. Watersports run from the beach and include jet skiing, wakeboarding, wakesports, flyboarding, sailing, kayaking and paddleboarding. There are specialised kids water activity areas.

Infrastructure on the island
- Water. Amali Island has its own water treatment facility, similar to a luxury island resort.
- Power. Multiple main and backup generators run the island 24 hours a day. Solar is also being installed. The World Islands are planned to be powered by DEWA by 2028. Until then Amali builds and manages the electricity infrastructure and meters consumption.
- Waste. A dedicated sewage treatment plant designed by infrastructure consultants.
- Cooling. A Direct Expansion system serves the villas.
- Telecoms. Bandwidth and connectivity match the mainland.
- Deliveries. Daily deliveries of fresh produce from upmarket supermarkets and delis. Amali is working with the authorities on a drone delivery service.
The World Islands were built by Nakheel, the developer behind Palm Jumeirah. Dubai is a low risk zone for extreme weather.
Payment plan and handover
The payment structure in the Amali Island brochure is as follows. A 4 per cent DLD fee is payable in addition to the initial deposit.
