Bay Estate is a gated waterfront community by Nakheel on Dubai Islands, the five island masterplan off the Deira coastline. Nakheel unveiled it on 6 October 2026. It is a low rise community of villas, attached villas and townhouses, with a separate release of beachfront and waterfront plots.

Bay Estate is not Bay Villas. Read this first.
Nakheel has two separate communities on Dubai Islands with very similar names. Buyers are already mixing them up and so are search engines.
- Bay Villas is the earlier Nakheel community on Dubai Islands. It is further along, it has resale stock and handovers running from 2027.
- Bay Estate is the new release announced on 6 October 2026. It is a different plot, a different masterplan and a later handover.
If you are searching for Bay Estate and you land on a Bay Villas listing you are looking at the wrong community, the wrong handover date and the wrong price. Check the name carefully before you pay a reservation fee. We will tell you which one you are looking at.

The three collections
Nakheel has split Bay Estate into three named collections. Each one sits in a different part of the masterplan and each one is built around a different way of living.
Cala
Secluded lagoon living. The quietest of the three and the one aimed at buyers who want water at the door and very little footfall.
Verda
Green spaces and family homes. Landscaped, pedestrian first, built around the school run and the weekend rather than the view.
Agora
The social collection. Closer to the retail, the clubhouse and the beach club, for buyers who want neighbours and a short walk to coffee.

The homes
Nakheel confirmed around 360 homes in three and four bedroom layouts, delivered as garden villas, attached villas and townhouses. The developer has not published individual unit sizes or floor plans yet.
The plots. The part nobody is writing about.
Alongside the 360 homes Nakheel is releasing a selection of beachfront and waterfront plots. This is the quietest line in the launch announcement and it is the most important one for a certain kind of buyer.
A beachfront plot on Dubai Islands means you build your own house on the sand, to your own brief, inside a gated Nakheel community with the infrastructure already handled. That is a different product from buying a villa off a floor plan and it attracts a different buyer. Plot releases on Dubai waterfront are rare and they are usually quiet.
If plots are what you are after, speak to us early. Plot allocations at this level move through relationships, not through portals.
Prices. What is confirmed and what is not.
We are going to be straight with you here because the market is not.
Nakheel has not published a price list. The official launch announcement on 6 October contains no prices, no payment plan and no handover date. Anyone showing you a Bay Estate price list today is showing you something that did not come from Nakheel’s announcement.
Indicative numbers are circulating. Figures in the market put three bedroom townhouses from around AED 5 million, four bedroom townhouses from around AED 6.8 million, and larger villas running from around AED 17 million to around AED 70 million. A payment plan of 25 percent on booking, 55 percent during construction and 20 percent on handover is also being quoted, with handover around Q4 2029.
There is a problem with those numbers and you should know about it. Nakheel’s own announcement describes around 360 homes in three and four bedroom layouts. The indicative list includes five, six and seven bedroom villas. Those two things do not describe the same inventory. The larger villas are most likely the beachfront and waterfront plots built out, or they are a later phase. Until Nakheel confirms it in writing we are not going to present either version as fact.
Cresco will confirm live pricing, the payment plan and the handover date directly with Nakheel before you commit to anything. Ask us for it in writing and we will send it in writing.

Dubai Islands. The wider picture.
Bay Estate does not sit on its own. Dubai Islands is an 18.6 square kilometre masterplan across five islands, planned for more than 230,000 residents in roughly 62,000 homes, connected to the mainland by three bridges.
That scale cuts both ways and you should hear both sides.
In favour. The islands are close to Deira and the city centre rather than an hour out in the desert. The shoreline is real and it is being built now. Nakheel delivering under Dubai Holding is about as solid a counterparty as Dubai offers.
Against. Sixty two thousand homes is a lot of supply arriving over the next decade on one masterplan. If you are buying to let, your competition in 2029 will not be the rest of Dubai. It will be the next tower on the same island.

Who Bay Estate suits
It fits an end user who wants a low rise gated villa or townhouse on the water rather than an apartment in a tower. It fits a plot buyer who wants to build on Dubai waterfront inside a developed community. It fits a long hold investor who believes in the Dubai Islands masterplan over the next ten years.
It does not fit anyone who needs handover before 2029. It does not fit a buyer who wants an established community with schools and shops already open. It does not fit anyone who needs a confirmed price today, because Nakheel has not published one.

They are the three collections within Bay Estate. Cala is built around secluded lagoon living, Verda around green space and family homes, and Agora around a more social and connected neighbourhood.
Can foreigners buy at Bay Estate?
Yes. Dubai Islands is a freehold area so buyers of any nationality can own outright, with the title deed registered at the Dubai Land Department.
Are there plots for sale at Bay Estate?
Yes. Nakheel confirmed a selection of beachfront and waterfront plots alongside the built homes. Plot numbers and prices have not been published. Plot allocations at this level usually move quietly so speak to us early.
