Cotier House is marina front, not beachfront, and that distinction is the whole point of the building. It sits on Dubai Islands Marina rather than the sand, which changes the view, the price and the kind of buyer it attracts. Imtiaz writes it as Cotier House on the project page and Cotier House on the community page.

The payment plan
Not published by the developer.
Remember the Dubai Land Department transfer fee of 4 per cent is payable on top of the purchase price, along with a AED 250 title deed fee and roughly AED 4,000 plus VAT to the registration trustee on any sale above AED 500,000. Those are the DLD’s published figures and they apply to every property purchase in Dubai.
What is actually there
Rooftop infinity pool with separate adult and family pools, gym with sauna and steam, clubhouse, a hotel style lobby, kids playground, barbecue area and jacuzzi. Panoramic sea views. Delivered furnished.
Dubai Islands in short
Dubai Islands is Nakheel’s five island scheme off Deira, carrying more than 20 km of beach including a Blue Flag certified stretch. Imtiaz is the most active residential developer on it and states the island portfolio is worth more than AED 6 billion.
Our read on Cotier House by Imtiaz
The unit mix here is the most varied of any Imtiaz building on the island. One bedroom apartments, duplex suites, terrace houses and penthouses in a single structure is unusual, and it means the price range inside one building is wide. The construction breakdown is worth reading properly: super structure at 96 per cent but MEP at 22 per cent and finishes at 21 per cent. The shell is nearly done and the inside is not. Against a Q1 2027 handover that is tight but not unreasonable. No payment plan or pricing is published, so both are negotiated.
Residency
The ten year UAE Golden Visa threshold is AED 2 million of property and it did not change in 2026. Separately, in April 2026 the minimum property value for the two year investor visa was removed for sole owners, and the joint ownership floor came down to AED 400,000 per investor. Whether a specific unit here clears the Golden Visa threshold depends on the unit, so ask us to check it against the price you are actually being quoted.

Source: Dubai Land Department open data. Registered sales of residential units between 30 June 2026 and 18 August 2026. Mortgages and gift transfers are excluded because they are not arms length sales. Sizes are converted from square metres at 10.7639 sq ft per sq m. The entry price shown for this project is our advertised starting price and is not a registered transaction. Community figures are medians across every project in the community, not this project alone. We do not publish a price per square foot for this project because advertised size ranges are not a reliable basis for that calculation.
