So freehold in Sharjah is real, but it is never a blanket emirate wide rule, and every list of Sharjah freehold areas circulating online is assembled from developer marketing rather than from any government instrument.
Where a project has not been approved, the older route still applies. Under Executive Council Resolution No. 26 of 2014, a foreign national can hold a usufruct right of up to 100 years, registered with the Sharjah Real Estate Registration Department. That right can be sold, assigned within the remaining term, leased out and improved. Holders can convert to full ownership by signing a new contract and paying a registration fee reported at 2 per cent.
What to do before you sign. Ask for the approval status of the exact project in writing, and check the title instrument you are being offered, not the wording in the listing. Freehold for all nationalities and freehold for Arabs are portal conventions with no basis in Sharjah law.
