What Palm Jumeirah costs in the register
Arada does not publish a price list for Armani Beach Residences, so we will not invent one. What we can show is what the whole area did in the register last month.
| Measure | August 2026 |
|---|---|
| Homes sold on Palm Jumeirah | 56 |
| Median price | AED 4,974,500 |
| Median price per sq ft | AED 2,717 |
Armani Beach Residences sits well above that median. It is a branded, architect led building on the beach, and those trade at a premium to the island average. Ask us for the current price list and availability.

- Overhanging arch, water features and pools through the building
- Panoramic views of the Arabian Gulf and the Dubai skyline

Location and Connectivity

Who Armani Beach Residences suits
Buyers who want a signed piece of architecture rather than another marketed tower, and who value the Armani name inside it. Given the Palm median above, expect entry well into the AED 10 million bracket.
Method and limits
Project detail comes from Arada. No Armani Beach Residences sale appeared in the Dubai Land Department register for August 2026, so we publish no project level price. The Palm Jumeirah figures come from that register on the site standard basis: sales, residential usage, unit property type, at or above AED 500 per square foot. Price per square foot uses the registered area converted at 10.7639 square feet per square metre.

Source: Dubai Land Department open data. Registered sales of residential units between 30 June 2026 and 18 August 2026. Mortgages and gift transfers are excluded because they are not arms length sales. Sizes are converted from square metres at 10.7639 sq ft per sq m. The entry price shown for this project is our advertised starting price and is not a registered transaction. Community figures are medians across every project in the community, not this project alone. We do not publish a price per square foot for this project because advertised size ranges are not a reliable basis for that calculation.
What actually transacted in Palm Jumeirah
Before you judge a launch price, look at what the community around it registered. Over the last twelve months Palm Jumeirah recorded 4,136 registered rental contracts and 726 ready sales, all filed with the Dubai Land Department. These are signed contracts, not asking prices.
Rent registered at AED 142 per sqft against a ready sale price of AED 3,158 per sqft. That is a gross yield of 4.5% on ready stock in this community.
We use ready sale prices rather than blended prices deliberately. You cannot rent a home that has not been handed over, so an off plan launch price in a yield calculation produces a number that cannot happen.
Registered rents in Palm Jumeirah moved +3.3 against the twelve months before.
The shorter window disagrees. On the most recent three months of contracts the same community reads -5.6%. Summer seasonality and smaller samples both sit inside that number, but we publish it rather than quote only the figure that flatters the market.
| Unit type | Contracts registered | Average annual rent (AED) | Rent per sqft (AED) | Change vs 12 months earlier |
|---|---|---|---|---|
| 1 bedroom | 1,173 | 158,954 | 138 | +1.5 |
| All apartments | 4,136 | 246,047 | 142 | +3.3 |
