Apartments, prices and buildings at Seef Residences
Seef Residences offers one, two, three and four bedroom apartments and a small number of penthouses. Alef Group has published starting prices for three unit types. One bedroom apartments start from AED 895,000. Two bedroom apartments start from AED 1.295 million. Three bedroom apartments start from AED 2.195 million.
The 862 residences are spread over five buildings on a site of about 30,287 sq m. Three buildings front the beach. Two sit above a three level podium. The architecture is contemporary coastal design with light Neo Art Deco references and horizontal balcony bands. Alef Group describes the interiors as hospitality inspired.
Waterfront and amenities
The peninsula site has about 100 m of beach frontage, 150 m of canal frontage and 125 m along Al Khan Lagoon. A public waterfront promenade will hold about 1,500 sq m of retail and dining space.

Launch facts and early demand
Alef Group launched Seef Residences on 20 October 2026 at Al Jawaher Reception and Convention Centre with more than 2,000 attendees. The developer says expressions of interest reached 150% of the 862 residences in less than an hour. Gulf News notes that expressions of interest show early demand and are not confirmed sales.
Alef Group CEO Raed Kajoor Al Nuaimi said buyers are becoming more considered in how they define value. Alef Group reports Sharjah real estate transactions of AED 46.8 billion from January to September 2026, with 1,581 sales in Al Khan worth about AED 2 billion.
Seef Residences in Sharjah is a different project from Al Seef, the heritage waterfront on Dubai Creek. It is also separate from Linar, Alef Group's earlier waterfront project in Al Mamzar, Sharjah.
