Alef Group announced Linar on 9 June 2026, a direct waterfront project at Al Mamzar, Sharjah. 2,620 residential units across five towers of 50 to 55 storeys, at a total AED 4 billion. Phase one is 1,572 units in Towers A to C at over AED 2 billion, and expressions of interest for it were fully reserved. Handover from 2030.

What to weigh

Al Mamzar is on the Sharjah and Dubai boundary, which is the reason people buy there. Direct waterfront at Sharjah pricing with Dubai a few minutes away is a real proposition, and 50 to 55 storey towers on the water will carry views that are genuinely hard to replicate.

The counterweight is supply. 2,620 units in one project in a market where resale depth is much thinner than Dubai’s. When Towers A to C hand over from 2030, a large number of near identical units hit the letting and resale market at the same moment. Buy the view and the floor, not the brochure, because on a project this size the specific unit is what separates you from 2,619 competitors.
