Ras Al Khaimah Property Guide 2026

Ras Al Khaimah is the cheapest freehold market in the UAE that still has a real growth story behind it. Capital values sit at roughly half of Dubai on a per square foot basis, a 5.7 billion dollar Wynn resort opens on Al Marjan Island in September 2027, and 25,600 new homes are due by 2030. It is also a thinner, slower market than Dubai in every measurable way. Both of those things are true and you need to hold them at the same time.

The honest version first

A lot of marketing tells you Ras Al Khaimah pays better yields than Dubai. The published data says the opposite. ValuStrat put RAK gross yields at 5.3% for both apartments and villas in Q2 2026, and at 5.3% in Q1 2026 as well. Bayut put Jumeirah Village Circle, a mid tier Dubai community, at 7.15% in its H1 2026 report.

So the case for Ras Al Khaimah is not income. It is entry price, a documented growth trajectory and one very large catalyst. If a broker tells you RAK out yields Dubai, ask them for the source.

Where a foreign buyer can actually own

UAE and GCC nationals can own property anywhere in the emirate. Everyone else can own freehold only in areas the Ruler of Ras Al Khaimah has designated. The areas normally named are Al Marjan Island, Mina Al Arab, Al Hamra Village and Dafan Al Nakheel.

Ras Al Khaimah was the second emirate in the UAE to open its property market to foreign buyers. The real estate register is governed by RAK Law No. 11 of 2021. Confirm the designation of the specific plot with RAK Municipality before you sign anything. We do that check on every transaction we handle.

These come from the ValuStrat Price Index, a valuation based index for RAK freehold residential. Baseline Q1 2024 equals 100.

Read the direction, not just the level. Annual growth halved from 9.3% in Q1 2026 to 5.4% in Q2, and the index actually fell 0.5% over the quarter. That is the slowest reading since the index launched. ValuStrat frames it as a shift from rapid price inflation to returns that depend on tourism demand and project delivery. That is a fair description and you should buy on that basis.

The Wynn effect, measured rather than claimed

Wynn Al Marjan Island is a 1,530 room integrated resort on Al Marjan Island. It holds the first Commercial Gaming Facility Operator licence issued in the UAE, granted by the GCGRA in October 2024, and its gaming floor runs to 224,000 square feet. Wynn Resorts holds 40% of the joint venture alongside Marjan LLC and RAK Hospitality Holding.

It opens in September 2027 and it now costs 5.7 billion dollars, up about 600 million on earlier estimates. The opening date has moved several times, from an original 2026 to 2027 target through Q1 2027 and spring 2027 to the current September 2027.

The measurable effect so far is this. Al Marjan Island apartments grew 9.4% year on year in Q2 2026 against 5.8% for RAK apartments overall. Al Marjan outperformed the emirate by roughly 3.6 percentage points and holds the highest capital values in RAK. That is real and it is sourced.

What is not sourced is the claim that prices have doubled since the Wynn announcement. We have not found a single credible study isolating that. Treat it as sales talk.

Tourism, which is what the whole thesis rests on

  • 1.35 million overnight visitors in 2025, up 6% year on year, with tourism revenue up 12%
  • Growth concentrated in Russia, China, Romania, Poland, India and the UK
  • Pipeline includes Janu, Four Seasons, Fairmont, Taj and NH Collection
  • Stated goal to double hotel keys by 2030, with the Marjan Beach masterplan alone targeting 12,000 keys

Supply. This is the number to watch

Cavendish Maxwell counts 25,600 residential units due in RAK between 2026 and 2030. Around 1,700 land in 2026 and 23,900 across 2027 to 2030, peaking at roughly 9,100 units in 2029. 97% of that pipeline is apartments. RAK Properties, Al Hamra Real Estate and Ellington Properties account for more than 40% of it.

Set that against the demand side. RAK Municipality recorded 1,274 residential sale transactions in the whole emirate in the first half of 2026, worth AED 1.35 billion. Total transactions including mortgages and waivers came to AED 2.89 billion.

Who Ras Al Khaimah actually suits

Buyers priced out of Dubai. Half the price per square foot for a freehold home in a growing market with a genuine catalyst behind it.

Long hold investors. If you can sit for five years and you believe the tourism build out, the entry point is defensible.

Golden Visa buyers. The AED 2 million federal threshold applies in RAK the same as anywhere else in the UAE.

Not for yield hunters. 5.3% gross in RAK against 7.15% in JVC. If income is the goal, buy in Dubai.

Not for anyone who may need to sell quickly. See below.

The risks, stated plainly

  1. Liquidity is thin. 1,274 sales across the entire emirate in six months. One Dubai community, Jumeirah Village Triangle, did 5,013 in twelve months. If you need to exit fast, RAK is not where you want to be holding.
  2. Prices are decelerating. Down 0.5% over the quarter, the slowest reading since the index began.
  3. Supply concentration. 9,100 apartments arriving in 2029 alone, into a market that absorbs a fraction of that annually.
  4. Single asset dependency. Much of the premium rests on one resort opening on time. It has already slipped several times and gone 600 million dollars over budget.
  5. Off plan exposure. The overwhelming majority of RAK transactions are off plan, so you carry completion and developer solvency risk.
  6. Service charges are not published centrally. RAK has no equivalent of Dubai Land Department’s service charge index. Get the schedule in writing from the developer, per project, before you commit. Anyone quoting you a RAK service charge average is guessing.

Getting there

  • Dubai International Airport: around 85 km, roughly 1 to 1.5 hours by car
  • Dubai Marina: roughly 1 to 1.5 hours off peak
  • RAK International Airport: 18 km from the city, about 20 minutes
  • Bus from Dubai Union Station: AED 30, 2 to 2.5 hours

Note on Etihad Rail. Passenger services launched in June 2026. The announced stations are Mohamed bin Zayed City, Dubai, Al Dhaid, Al Dhafra, Sharjah and Fujairah. Ras Al Khaimah is not in the announced passenger phase. If a listing promises you rail connectivity, it is wrong.
