Saadiyat Lagoons Area Guide 2026
Updated 5 November 2026 · By the Cresco local market team
Saadiyat Lagoons is Aldar’s villa community on the east side of Saadiyat Island, launched in October 2022 with 207 villas from AED 6.1 million. Developer stock is sold out and handovers began in Q2 2026. Four bedroom villas now ask a median of AED 8.34 million, with 358 villas listed for sale. Saadiyat is the most expensive villa location in Abu Dhabi, and research houses disagree on direction: ValuStrat has Saadiyat villas up 9.9% in Q3 2026, while Cushman and Wakefield Core had them down 9% in Q2. We will show you both.
The community
Aldar launched Saadiyat Lagoons on 24 October 2022 with sales opening on 3 November. Phase 1 was 207 villas in four, five and six bedrooms from AED 6.1 million, within the 6.2 million square metre Saadiyat parcel Aldar acquired in 2022 for AED 3.68 billion. Construction started Q2 2023.
Clusters: Al Sidr, Al Ghaf and Ethir, plus Cluster 5A and Cluster 2B. Al Ghaf and Ethir handed over from Q2 2026 and Al Sidr is indicated for Q3 2027.
Developer inventory is sold out. Property Finder showed 358 villas for sale on 5 November 2026.
Aldar has not published a cumulative unit count across all clusters. 207 is Phase 1 only.
Sizes and prices
| Unit | Built up area | Resale average |
|---|---|---|
| 4 bedroom | 4,994 sqft | AED 8,250,000 |
| 5 bedroom | 5,855 sqft | AED 10,500,000 |
| 6 bedroom | 6,361 sqft | AED 12,975,000 |
Buying new from Aldar instead? See Saadiyat Lagoons by Aldar for the starting price and payment plan, and Ethir Villas for that release.
Two independent sources agree on those built up areas within 1%, which is why we are comfortable publishing them. On that basis a four bedroom works out at roughly AED 1,652 per built up square foot, and that is our calculation rather than a published figure.
A separate source puts the community at AED 9,783,323 overall and down 7% over six months. Listings based, single source.
Saadiyat Lagoons prices in November 2026
We checked the live market on 5 November 2026. Property Finder shows 358 villas for sale in Saadiyat Lagoons, asking between AED 7.6 million and AED 18 million. These are asking prices, not registered sales.
| Unit | Median asking, Nov 2026 | Resale average, Aug 2026 | Difference |
|---|---|---|---|
| 4 bedroom | AED 8,340,000 | AED 8,250,000 | up 1.1% |
| 5 bedroom | AED 10,290,000 | AED 10,500,000 | down 2.0% |
| 6 bedroom | AED 12,800,000 | AED 12,975,000 | down 1.3% |
In plain words: asking prices have been roughly flat for three months. Four bedrooms edged up. Five and six bedrooms edged down. The August figures were averages from a different listings source, so treat the difference as a rough guide, not a precise change.
Against the launch, the picture is stronger. Aldar opened sales in November 2022 with villas from AED 6.1 million. A four bedroom now asks a median of AED 8.34 million. That is about 37% above the launch starting price. Two cautions: the launch figure was the cheapest villa, not the average, and today’s figure is an asking price. The real gain on a typical villa is likely lower.
Clusters and handover dates
Saadiyat Lagoons is sold and delivered in clusters. This is where most buyer confusion comes from, so here is what is known for each one.
| Cluster | Status | What to check |
|---|---|---|
| Al Ghaf | Handing over from Q2 2026 | Handover snag list, title deed issued on DARI |
| Ethir | Handing over from Q2 2026 | Same as above. See our Ethir Villas page |
| Al Sidr | Indicated for Q3 2027 | Still under construction. Amount still owed to Aldar and the resale rules for off plan units |
| Cluster 5A and Cluster 2B | Not published by Aldar | Ask the seller for the Aldar handover notice in writing |
You will see listings call later releases “Phase 2”. We could not find an Aldar release that names a Phase 2. Treat the cluster name as the reliable label and ignore the phase number.
What is being built next door
Saadiyat Lagoons will not be the newest villa address on the island for long. In July 2026 Aldar unveiled Marsa Al Saadiyat, an AED 100 billion waterfront district that completes the Saadiyat Island masterplan. The National reported it is planned for more than 58,000 residents, with private mansions, villas, waterfront apartments and branded residences.
Its first release, Talay, went on sale in September 2026 with 351 standalone villas of four to six bedrooms: 167 at Talay and 184 at Talay Beach, according to Aldar.
What this means for Saadiyat Lagoons:
- More choice at the top. Savills counted 582 Abu Dhabi sales above AED 10 million in Q3 2026, up 104% on a year earlier, and 95% of them were off plan. At the top end, most buyers are choosing new launches.
- The ready advantage. Al Ghaf and Ethir are finished villas you can live in or rent out now. Talay is off plan. That is the strongest argument for a Lagoons resale.
- Watch five and six bedrooms. They are the sizes whose asking prices edged down since August, while new four to six bedroom villas launch nearby.
How buying a resale villa here works
- Check eligibility on DARI first. Saadiyat Island is an investment zone open to foreign buyers, but see the ownership flag below for Phase 1.
- Confirm the built up area. Ask for the Aldar sale and purchase agreement page that shows it. Do not price on the plot figure.
- For Al Sidr, ask what is still owed to Aldar. On an unfinished villa the buyer usually takes over the remaining payments, so the price you agree is only part of the cost.
- Budget for the transfer fee. Abu Dhabi has charged 2% of the property value on transfers under the 2018 fee rules, split between buyer and seller unless agreed otherwise. Confirm the current fee on DARI before you sign.
- Register the transfer on DARI. The title deed is issued in your name once the transfer completes.
The disagreement you should know about
| Research house | Period | Saadiyat villas |
|---|---|---|
| Knight Frank | Year to June 2026 | AED 26,500 per sqm, roughly AED 2,462 per sqft. Most expensive villa location in Abu Dhabi. No annual change is published for Saadiyat villas. The 21% rise in that report is for Saadiyat apartments |
| ValuStrat | Q3 2026 | Saadiyat villas up 9.9% year on year, the second fastest villa area in Abu Dhabi after Al Reef |
| Cushman and Wakefield Core | Q2 2026 | Saadiyat villas down 9% year on year, while Saadiyat overall was up 33% |
Rents and yield
No Saadiyat Lagoons specific rents are published. At Saadiyat Island level, four bedroom villas let at around AED 514,000 a year, five bedrooms AED 669,000 and six bedrooms AED 914,000. Island level villa yield is around 4.32%, listings based, single source.
What is here
- An eco corniche, an amphitheatre, water play areas, a skate park, a climbing wall and an outdoor cinema
- Basketball, tennis and padel courts, playgrounds, a gym
- Retail, a health clinic, petrol stations, an event venue, mosques and three Majalises
- Schools and early learning centres in community; Cranleigh Abu Dhabi, Repton School Abu Dhabi and Lycee Francais Theodore Monod nearby
- Solar water heating and around 50% water use reduction, targeting Estidama Pearl ratings
Indicative drive times: Louvre Abu Dhabi 5 minutes, downtown Abu Dhabi 10 minutes, Yas Island 15 minutes, the airport 20 minutes. Single source, treat as indicative.
Ownership, and a flag
Saadiyat Island is unambiguously a designated investment zone where foreign nationals can own freehold, and Saadiyat Lagoons is listed as freehold on the portals.
The caveats
- Two research houses disagree on price direction. See above.
- Payment plans conflict between sources, reported as both 5/35/60 and 10/30/60. Confirm the plan for your specific unit.
- Plot sizes are not published by Aldar.
- Service charges are not published for Saadiyat Lagoons. The range across Saadiyat projects generally is far too wide to be useful.
- Al Sidr does not hand over until Q3 2027. Construction continues.
Saadiyat Lagoons questions, answered
How much does a villa at Saadiyat Lagoons cost?
In November 2026, median asking prices are about AED 8.34 million for four bedrooms, AED 10.29 million for five and AED 12.8 million for six. Launch pricing in 2022 started at AED 6.1 million.
Is Saadiyat Lagoons sold out?
Developer inventory is sold out. Property Finder showed 358 villas for sale on 5 November 2026. Al Ghaf and Ethir handed over from Q2 2026 and Al Sidr is indicated for Q3 2027.
Are Saadiyat villa prices rising or falling?
Sources disagree. ValuStrat recorded Saadiyat villas up 9.9% year on year in Q3 2026. Cushman and Wakefield Core recorded them down 9% in Q2 2026. Knight Frank names Saadiyat the most expensive villa location in Abu Dhabi at about AED 26,500 per square metre. The conflict is unresolved.
How big are the villas?
Built up areas are 4,994 sq ft for four bedrooms, 5,855 for five and 6,361 for six, confirmed by two independent sources. Plot sizes are not published by Aldar, and the larger figures shown on some listings are almost certainly plot areas.
Where can I find Saadiyat Lagoons villas for sale?
Developer stock is sold out, so every villa now comes through resale. Cresco Real Estate can show you the current resale listings and the asking price behind each one.
Is Saadiyat Lagoons a good investment?
It suits buyers who want a finished villa in the most expensive villa location in Abu Dhabi. Handovers began in Q2 2026 and four bedroom villas ask a median of AED 8.34 million. The yield is modest: island level villa yields run around 4.32%, listings based, and two research houses disagree on where prices go next. Read both views above before you buy.
Can a foreigner buy at Saadiyat Lagoons?
Saadiyat Island is a designated investment zone where foreign nationals can own freehold. However a credible report at the 2022 launch stated Phase 1 was restricted to UAE nationals, and Aldar’s release did not address nationality. Verify eligibility for your specific unit on DARI before contracting.
What is the Saadiyat Lagoons payment plan?
Aldar has not published one plan for the whole community, and sources disagree between 5/35/60 and 10/30/60. Developer stock is sold out, so today the question is what the seller still owes Aldar. On any villa, ask the seller for a statement from Aldar showing what has been paid and what is still due. This matters most on Al Sidr, which is still under construction.
When is the Saadiyat Lagoons handover date?
Al Ghaf and Ethir began handing over in Q2 2026. Al Sidr is indicated for Q3 2027. Aldar has not published dates for Cluster 5A or Cluster 2B.
What is the difference between Al Ghaf, Ethir and Al Sidr?
They are clusters within the same community, built by Aldar. The practical difference is timing. Al Ghaf and Ethir are finished and handing over. Al Sidr is still under construction, so a resale there is an off plan purchase.
Are there apartments in Saadiyat Lagoons?
No. Aldar launched Saadiyat Lagoons as a villa community of four, five and six bedrooms. Apartments on Saadiyat Island are in other projects.
Is there a Saadiyat Lagoons Phase 2?
Some listings use the term, but we could not find an Aldar release that names a Phase 2. Use the cluster name, such as Al Sidr, to identify what you are buying.
How does Saadiyat Lagoons compare with Talay at Marsa Al Saadiyat?
Both are Aldar villa communities on Saadiyat Island with four to six bedrooms. Saadiyat Lagoons is partly finished and sold only through resale. Talay went on sale in September 2026 and is off plan. If you want to move in or earn rent now, Lagoons is the option. If you can wait, Talay is the newer launch.
Buying at Saadiyat Lagoons? Two things we would settle before you sign: your eligibility on DARI, and which area figure your listing is quoting. We will handle both.
