Mudon Area Guide 2026

Mudon is Dubai Properties’ family community at the Al Qudra Road and Emirates Road intersection, built from 2013 with Al Ranim phases still delivering. It has a 300,000 square metre central park, a French school inside the community, and gross yields of around 5.4 to 5.5% confirmed by two independent sources. It is also the only community in this entire series where transaction volume is rising, up 21.8% year on year.
The community
Built by Dubai Properties between April 2013 and October 2015, with Arabella launched in 2015 and handed over from November 2018.
Delivered: Al Salam, Al Naseem, Rahat, Arabella 1, 2 and 3, Mudon Views (2020) and the Community Centre. Still building: Mudon Al Ranim phases 1 to 7. Arabella 4 was cancelled.
Sizes: villas three bed 3,716 to 4,260 sq ft, four bed 4,755 sq ft, five bed 5,457 to 5,760 sq ft. Townhouses two to five bed at 1,669 to 3,068 sq ft. Apartments one to three bed at Mudon Views. Average villa around 2,520 sq ft, average apartment 1,219 sq ft.
By cluster: Arabella is three and four bed townhouses, Rahat and Al Naseem are three, four and five bed, Al Salam is four bed only, Al Ranim is three and four bed townhomes, Mudon Views is apartments.
Worth knowing: over half the original Mudon land was sold to DAMAC and became DAMAC Hills. The Mudon you see today is not the scheme that was originally marketed. The total master plan area is not published.

What is here
- The Al Salam Town Centre, 64,000 sq ft of retail opened February 2016, with a hypermarket, Geant Express, fitness and health services
- A central park of over 300,000 square metres
- Six pools, three tennis courts, four basketball courts, two football pitches, 26 play areas and an outdoor gym
- Lycee Francais International Mudon, inside the community. Fairgreen International 0.7 km, Jumeirah English Speaking School at Arabian Ranches 4 km, plus Blossom Nursery, Ash Mount, Jebel Ali School and South View School
Getting around: Downtown and Dubai Mall 24 minutes, Dubai Marina 25 minutes, Dubai International 24 minutes, Mall of the Emirates 22 minutes. Nearest metro is Jumeirah Golf Estates, around 15 minutes by feeder bus. Bus routes F32 and J03.
Mudon is the only community in this series where all four requested drive times are published. Treat them as off peak. Al Qudra Road at rush hour is materially worse.
The caveats
- Heavy listing overhang. 630 sale listings with 407 added in one month, against 575 annual sales. Rising volume is genuinely good news. So is the supply pressing against it.
- Asking rents down 7% in six months.
- Ongoing construction. Al Ranim phases still delivering, with construction traffic and a steady drip of new rental competition.
- Half the original masterplan went to DAMAC. The setting is shaped by adjacent DAMAC Hills development.
- Service charge around AED 3.10 per square foot, single source, attributed to Land Department data. That is above Arabian Ranches 2 at AED 2.44. Factor it into net yield.
- Freehold status was not independently confirmed by a source we would cite, though it is standard for this product.
