Two things to understand before anything else
This is the most expensive Reportage apartment product in the UAE. Entry is AED 2.8 million. Their Masdar City buildings start at AED 500,000. The difference is the island, not the fit out.
Nothing has been built. Reportage reports Sensi at 0 percent complete. You are buying a plan, a plot and a developer’s delivery record. There is nothing on site to inspect.
We put both of those at the top because together they decide whether this project is right for you. If your timeline is short, this is the wrong building, and Reportage has completed Abu Dhabi stock we would show you instead.
Why Saadiyat Island carries that price
Saadiyat Island is Abu Dhabi’s cultural district and its most expensive residential address. Louvre Abu Dhabi opened there in 2017. Zayed National Museum and Guggenheim Abu Dhabi are on the same cultural axis, alongside NYU Abu Dhabi, the Saadiyat beach clubs and the island’s protected turtle nesting beaches.
Supply is the other half of the story. Saadiyat is deliberately low density. Residential plots are limited and released slowly, which is precisely why pricing there does not track the rest of the emirate.
Travel times published by the developer:
- Zayed National Museum, 10 minutes
- Guggenheim Abu Dhabi, 10 minutes
- Louvre Abu Dhabi, 10 minutes
89 homes is the point
Reportage’s other buildings run to 348, 463, 612 and 772 units. Sensi holds 89.
At that count the building is a boutique product rather than a volume one. Fewer residents share the pool, the gym and the parking. More importantly, when you come to sell, you are not competing with hundreds of identical units in your own building, which is the single most common reason resale prices get pushed down in large Abu Dhabi schemes.
What you can buy
- 2 bedroom homes at the entry of the range
- 3 bedroom homes, the core
- 4 bedroom homes at the top
There is no studio and no one bedroom. This is not a rental yield building and it would be dishonest to sell it as one.
We do not publish a price per square foot for this project. The developer does not release a size band we can verify against registered sales, and at AED 2.8 million entry an unverified figure would be worse than none. On enquiry we send the live availability sheet with exact size, floor, layout and price.
Amenities
- Fully equipped gym
- Swimming pool
- Kids play areas
- Retail areas and cafes
- Landscaped garden
- Basement parking
Basement parking rather than a podium deck is worth noting on Saadiyat. It keeps the ground plane for landscape rather than for cars, which is consistent with how the island has been planned.
Who Sensi suits
Buyers who want Saadiyat specifically. If the address is the requirement, this is a rare route in at a defined entry price.
Early stage investors with patience. Day one pricing, the longest payment runway of the project’s life and first choice of floor and orientation.
Buyers who want scarcity. 89 homes on Abu Dhabi’s most supply constrained island is genuinely limited stock.
It suits you less if you are chasing rental yield, if you need a home soon, or if you will not buy without seeing a finished product. All three point away from this building.
Abu Dhabi purchase costs
Abu Dhabi charges no annual property tax. Registration is 2 percent of the purchase price, against 4 percent in Dubai. On a AED 2.8 million home that is AED 56,000 rather than AED 112,000.
Saadiyat Island is a designated investment zone, so all nationalities can own freehold here.
How to buy Sensi through Cresco
Cresco Real Estate is a RERA licensed brokerage, ORN 34288. We hold developer authorisation to sell Reportage inventory across the UAE.

- Send the live availability sheet with unit number, floor, layout, size and price
- Confirm the payment plan and the expected handover date in writing from the developer
- Show you Reportage’s delivery record on completed Abu Dhabi projects, so you judge the developer on performance rather than on brochure
- Show you what Saadiyat Island homes have actually registered at, then walk you through the reservation, the SPA and the Abu Dhabi registration steps
