The payment plan
Two options. 60 per cent across construction and 40 per cent on completion. Or 70 per cent to completion and 30 per cent over three years after handover, paid quarterly.
Remember the Dubai Land Department transfer fee of 4 per cent is payable on top of the purchase price, along with a AED 250 title deed fee and roughly AED 4,000 plus VAT to the registration trustee on any sale above AED 500,000. Those are the DLD’s published figures and they apply to every property purchase in Dubai.

Fifty eight per cent studios is a yield building, not a family building, and it should be assessed that way. In DLRC that is a coherent strategy: the community rents well to single professionals and the entry price is low enough that the numbers work. The three year post handover option matters more here than almost anywhere else in the Imtiaz portfolio, because it lets a small investor hold 30 per cent of the price against rental income rather than capital. The risk is concentration. When 187 identical studios hand over into the same community at the same time, the first year of rents will be competitive.
Residency
The ten year UAE Golden Visa threshold is AED 2 million of property and it did not change in 2026. Separately, in April 2026 the minimum property value for the two year investor visa was removed for sole owners, and the joint ownership floor came down to AED 400,000 per investor. Whether a specific unit here clears the Golden Visa threshold depends on the unit, so ask us to check it against the price you are actually being quoted.
