The Archive is the newest project on the Imtiaz site and it is the one with the clearest idea behind it. The developer describes it as a new story, one built around a library and everything a library holds. A sales gallery event was held on 15 August 2026 in Dubai Hills and was listed as fully booked.

Every figure above is taken from Imtiaz’s own project page unless stated otherwise. Where the developer publishes nothing we say so rather than filling the gap with a number from a listings portal.
The payment plan
Not published by the developer.
Remember the Dubai Land Department transfer fee of 4 per cent is payable on top of the purchase price, along with a AED 250 title deed fee and roughly AED 4,000 plus VAT to the registration trustee on any sale above AED 500,000. Those are the DLD’s published figures and they apply to every property purchase in Dubai.
What is actually there
Fully furnished, with a mini golf court, a library and reading corners, adult pool, floating cabana, sunken seating, changing rooms, gym, water feature, kids pool, kids playground and an outdoor cinema.
Dubailand in short
Dubailand is the wider district that contains Dubai Land Residence Complex. Entry prices are among the lowest in Dubai for new build apartments, which is the reason the Cove series exists.
Our read on The Archive by Imtiaz
Two honest notes. First, almost nothing is published. No handover date, no unit mix, no sizes, no prices and no payment plan. If you are being quoted any of those, ask where the number came from. Second, there is a location discrepancy on the developer’s own site: The Archive is filed under Dubai Land Residence Complex on both the properties index and the community page, but the project page’s own copy describes the location as Sheikh Mohammed Bin Zayed Road. We have listed it under Dubailand because that is Imtiaz’s formal classification, and we are telling you about the inconsistency rather than picking one quietly.
Residency
The ten year UAE Golden Visa threshold is AED 2 million of property and it did not change in 2026. Separately, in April 2026 the minimum property value for the two year investor visa was removed for sole owners, and the joint ownership floor came down to AED 400,000 per investor. Whether a specific unit here clears the Golden Visa threshold depends on the unit, so ask us to check it against the price you are actually being quoted.
Questions buyers ask about The Archive by Imtiaz
Where is The Archive by Imtiaz?
Imtiaz files it under Dubai Land Residence Complex on both its properties index and the community page, while the project page copy describes the location as Sheikh Mohammed Bin Zayed Road. The developer’s own site is inconsistent. Confirm the exact plot before committing.
What is the concept behind The Archive?
A library led development. Imtiaz describes it as a new story, one built around a library and everything a library holds, and the amenity list includes a library, reading corners, a mini golf court and an outdoor cinema.
When does The Archive hand over and what does it cost?
Neither has been published. As at the time of writing Imtiaz had released no handover date, unit mix, sizes, prices or payment plan for The Archive.
