Average Dubai Property Price: 73% of Buyers Paid Less

The average price of a Dubai property in August 2026 was AED 2,404,215. The median home sold for AED 1,100,000. Both numbers come from the same Dubai Land Department file. Only one of them describes what a buyer actually paid.

We read the whole August 2026 transaction register, 15,955 registrations covering 11,600 sales, 3,735 mortgages and 620 gift transfers. This post is about one thing: why the average Dubai property price you see quoted is roughly double what most buyers spend, and what the real distribution looks like.

The AED 2,404,215 average is not a home price

August recorded 11,600 sales worth AED 27.89 billion. Divide one by the other and you get AED 2,404,215. That figure gets quoted as the average Dubai property price.

It is arithmetically correct and it is useless, because almost forty per cent of that money did not buy a home.

Land and whole buildings were 1,477 of the 11,600 transactions, 12.7 per cent, and they took 39.7 per cent of all the money. The single largest deal in the month was a building at AED 725.0 million. None of that is a person buying somewhere to live or to let.

What a Dubai home actually cost in August 2026

Strip out the land and the buildings and you are left with 10,123 home sales worth AED 16.81 billion.

73.1 per cent of buyers paid less than the average. That is the whole problem with the average. It is pulled upward by a small number of very large sales, and it stops describing the typical transaction.

The median is the middle sale. Half of Dubai paid more than AED 1,100,000 in August and half paid less. If you want one number for what a Dubai home costs, that is the one to use.

Where the money concentrates

118 homes sold at AED 10 million or above. That is 1.17 per cent of all home sales, about one in 86.

One in 86 sales carried 15.5 per cent of every dirham spent on Dubai homes last month. The remaining 10,005 sales shared the other 84.5 per cent.

Two details about that top band are worth knowing. Every single one of the 118 sales at AED 10 million or above was freehold, 100 per cent, with no leasehold transactions at all. And the off plan share in that band, 72.9 per cent, was almost identical to the market as a whole at 72.8 per cent. Buying at the top of the Dubai market does not mean buying something finished.

The price of a home, by size

This is the table most buyers are actually looking for. Median price and median size for every bedroom count with a meaningful sample in August.

Two numbers in that table are worth sitting with. Studios and one bedroom apartments each sold exactly 3,640 times in August. Together they were 71.9 per cent of every home sold in Dubai. That is the real Dubai market. It is not the penthouse market, whatever the coverage suggests.

The step from three bedrooms to four is the other one. Median price goes from AED 3,571,491 to AED 13,037,000. Four bedroom homes in Dubai are not simply bigger apartments, they are mostly villas, and they price into a different market.

How to use this

If you are comparing Dubai to another city, compare medians to medians and homes to homes. An average that includes land plots and whole buildings will tell you Dubai costs AED 2,404,215 per property. The register says the middle home sold for AED 1,100,000.

If you are budgeting, start from the bedroom table rather than any single headline number. The gap between a studio at AED 648,745 and a four bedroom at AED 13,037,000 is the actual range you are choosing inside.

Method and limits

Source: the Dubai Land Department transaction register for August 2026, 15,955 rows. We filter to GROUP_EN = Sales and then split by PROP_TYPE_EN into Unit, Land and Building. Home figures use Unit only. Median area converts the registered ACTUAL_AREA in square metres at 10.7639 square feet per square metre.

Limits we will state rather than bury. Registered value is the declared transaction value, not an appraisal. Off plan sales register at the date of sale, not at handover, so the month mixes future delivery with completed stock. Bedroom counts come from the register field and a small number of rows carry no bedroom value, which is why the bedroom table does not sum to 10,123. We exclude mortgages and gift transfers from all price figures because neither is a sale.

Anyone can check this. The register is published monthly by the Dubai Land Department and the filters above are the whole method.
