Dubai closed Q3 2026 with two headlines that look like they cannot both be true. Asking rents fell in nine of ten major apartment communities, per Property Finder data reported by Arabian Business. And leasing demand hit a record, with enquiries up 45% on the quarter, per Betterhomes. Both are true. This report explains how, with the registered numbers underneath.
The quarter in one paragraph
Supply surged. The average number of Dubai apartments advertised for rent in September was up 55.1% on a year earlier while renter enquiries rose 15.4%, which left 23% fewer enquiries per listing. More choice pushed asking rents down across most of the city. At the same time the population kept growing, up 226,885 people since January to 4,807,185 at the end of September per Dubai Statistics Center figures cited by Betterhomes, so absolute demand set records anyway. Falling prices and record activity are what a market rebalancing toward tenants looks like.

Note what kind of number this is. These are asking rents on new listings. They describe the open market a new tenant walks into, and that market clearly moved in favour of tenants through 2026. What a sitting tenant pays at renewal is a different mechanism, covered below.

Record leasing demand at the same time
Betterhomes recorded its strongest leasing quarter since its series began, with enquiries up 45% quarter on quarter and 15% year on year, and September 2026 was its busiest leasing month since January 2024 at 31% above September 2025, per its Q3 2026 report. Its median apartment rents eased 3.8% between June and September, villas and townhouses 2.3%. Dubai Marina led apartment demand, Tilal Al Ghaf led villas. One sharp exception to the softening: Jumeirah Islands, up 29.1% year on year.
The early stabilisation signal is worth watching but not worth trading on yet. Property Finder puts the combined apartment median at AED 135,000 in December 2025, AED 100,000 by June 2026, then a tick up from AED 100,000 in August to AED 105,000 in September. One month is noise until it is three.
Why your renewal went up while the market came down
New contracts and renewals run on different rails. A new tenant negotiates against 55% more listings. A sitting tenant renews under Decree 43 of 2013, where the allowed increase depends on how far the current rent sits below the RERA index average: no increase allowed if the rent is within 10% of market, stepping up to a 20% ceiling only when the rent is more than 40% below. Renewals lag the open market in both directions. In 2025 that protected tenants from the spike. In 2026 it means renewals keep rising while asking rents fall, until the index catches up. If your renewal notice is above the asking rents in the tables here, check the RERA calculator and negotiate from registered data, not from the listing your landlord mentions.
What the register shows, not just the listings
Asking data describes hope. The register describes contracts. Our own tables of Dubai Land Department registered rents, rolling 12 months to September 2026, show the same turn: Jumeirah Village Circle apartments are still up 5.7% on a 12 month view, flat to negative on 6 months and down 6.3% on 3 months. The full dataset for 71 communities, by bedroom count, is on our Dubai rentals page and in the average rent tables.
What falling rents do to yields
Sale prices held through the quarter while rents eased, and that combination compresses yields. Bayut’s Q3 estimates already show the spread inside the city: Dubai Investments Park apartments around 9.5% gross and Discovery Gardens 8.5%, against 5.5% in Jumeirah Golf Estates and 4.9% at the top of Al Barari, per Arabian Business. CBRE had recorded rents easing 6.2% on the quarter in Q2 while prices stayed above 2025 levels, as Gulf News reported, and Q3 extended that pattern. If you are buying to let, model the purchase at today’s rent, not last year’s, and take service charges off before you call it a yield. Our yield calculator does both.
What we tell tenants going into Q4
Negotiate now, because leverage like this did not exist a year ago. Compare at least three listings in your community before renewing. If the renewal notice exceeds the asking rents above, run the RERA calculator and counter with registered data. Studios and one bedroom units are the most contested segment, with the largest enquiry share in seven of ten apartment communities, so expect less room to negotiate there than on larger units.
What we tell landlords
Price against the register, not against your neighbour’s listing. An apartment priced at last year’s rent sits empty while 55% more supply competes for the same tenant, and three months of vacancy costs more than the discount that would have let it. Betterhomes’ record enquiry numbers mean correctly priced units still move fast. If your unit is in a community where the 3 month trend has turned, renewing a good tenant at a fair number beats chasing an asking rent the market no longer pays.
Frequently asked questions
Are Dubai rents falling in 2026?
Asking rents fell in nine of ten major apartment communities between Q3 2025 and Q3 2026 per Property Finder, with Downtown Dubai down 21.7% and Dubai Marina down 16.1%. Registered contract data shows the same turn on a 3 month view in many communities, while 12 month averages are still positive.
Why did my rent renewal increase if rents are falling?
Renewals follow Decree 43 of 2013 and the RERA index, which caps increases based on how far your rent sits below the market average. The index lags the open market, so renewals can keep rising while asking rents fall. Check the RERA calculator before accepting any increase.
Which Dubai areas saw the biggest rent drops in Q3 2026?
On apartment asking rents: Downtown Dubai down 21.7%, Dubai Marina down 16.1%, Meydan down 13.3% and Business Bay down 12.5%. On villas: Arabian Ranches 3 down 18.9% and Mohammed Bin Rashid City down 15%.
Is rental demand in Dubai weakening?
No. Betterhomes recorded its strongest leasing quarter on record in Q3 2026, with enquiries up 45% on the quarter. Rents are falling because supply grew faster, with 55.1% more apartments advertised than a year earlier.
What does this mean for rental yields in Dubai?
Rents easing while sale prices hold means gross yields compress. Bayut’s Q3 estimates range from about 9.5% in Dubai Investments Park to 4.9% in Al Barari. Model any purchase at current rents and deduct service charges to get a real number.
