Al Jubail Island Area Guide 2026

Al Jubail Island sits between Yas Island and Saadiyat, and it recorded villa price growth of around 40% in the year to June 2026, the strongest annual growth of any Abu Dhabi villa market. More than 1,000 homes are delivered and all six villages are operational. Roughly 60 to 65% of the island is protected natural reserve. It is also the community where we will not publish a price per square foot, and we will explain exactly why.
The island
Developed by Jubail Island Investment Company, a subsidiary of LEAD Development. Officially announced in 2019 with construction from June 2021.
Two sets of figures are in circulation and we will give you both rather than pick one. Total area is reported as 45 million square metres in 2022 and 40 million in 2026. Investment value is reported at AED 10 billion in 2022 and AED 15 billion by the developer in 2026. What both agree on is that only 20 to 33% is developed and 60 to 65% remains natural reserve, with over 1.2 million square metres of parks and open space.
The six villages: Marfaa Al Jubail, Nad Al Dhabi, Seef Al Jubail, Ain Al Maha, Souk Al Jubail and Bada Al Jubail. All six are operational as of April 2026. Ain Al Maha is 240 waterfront villas.
Sizes: villas and townhouses of three to six bedrooms, typologies V3 to V6 in Executive and Select editions, ground plus one. Built up areas run 3,563 to 8,945 sq ft on plots from 7,545 sq ft to over 32,300 sq ft.
Prices, and the number we will not give you
Al Jubail is the clearest example of this trap in the whole Abu Dhabi market. Any guide quoting you a single Jubail price per square foot has not checked.

Around 111 to 120 villas are listed, spanning AED 6.1 million to AED 51 million.
The growth figure is well sourced and it is remarkable. Knight Frank recorded Al Jubail Island villas up around 40% year on year to June 2026, the strongest of any Abu Dhabi villa market. Knight Frank publishes the growth rate but not an absolute price level for the island, and no other research house publishes one either.
Rents
81 villa rental listings spanning AED 280,000 to AED 1,200,000 a year. Souk Al Jubail three bedrooms from AED 280,000, Seef Al Jubail four bedrooms AED 400,000 to 600,000, Ain Al Maha five bedrooms AED 580,000 to 630,000. The portal average across all Al Jubail property is around AED 483,000.
No yield is published for Al Jubail Island by any credible source. The major rental reports do not cover it. We are not going to derive one from a single portal.

On schools, be careful. Gordonstoun Jubail is coming, but the opening date is disputed: one report says Q3 2026 and the developer's own guide says September 2027. Do not plan a school year around either until you have it from Gordonstoun. A Redwood Centre of Excellence nursery is also planned.
Buying here
100% foreign ownership with no nationality restriction, confirmed by the developer in May 2026. Al Jubail Island is a named investment zone. Transfer and registration fee is 2% of the sale price, the sale and purchase agreement must be registered on DARI within 21 days, and late registration carries an AED 10,000 penalty. That penalty catches people out. Diarise it.
The caveats
- +40% in a year is a very fast move. Buy because you want the island, not because you expect that to repeat.
- Still an active multi phase development. Only 20 to 33% of the island is developed.
- No yield data, no service charge data, no transaction volume. Three material gaps.
- Travel times are disputed. One source says 25 minutes to the airport, another says 15. Drive it yourself.

Villa listings run from around AED 6.1 million to AED 51 million as at August 2026. Four bedrooms in Ain Al Maha and Seef Al Jubail sit around AED 8.8 to 9.0 million and a five bedroom in Nad Al Dhabi is listed at AED 20.4 million.
Why is there no price per square foot for Al Jubail Island?
Because listings mix plot area and built up area without labelling them. Two four bedroom villas in the same village at almost the same price show 9,687 sq ft and 3,663 sq ft, which produces AED 908 and AED 2,457 per square foot for equivalent homes. Publishing either as the community figure would be misleading.
